As a U.S. Army veteran, I take pride in integrity and honesty. I lived at Woodberry Forest Apartments for three years, from April 2023 to March 2026. My experience started out fine, but problems emerged after I got to know the former property manager, Heather Doucet. Ms. Doucet ran the property in a controlling and inconsistent manner. She selectively enforced rules—for example, allowing certain tenants to hang bicycles from their porch ceilings while restricting others from having similar items. In the summer of 2025, a flood from the second-floor neighbor damaged my carpet. I took photos, but rather than arranging to have the carpet cleaned or documenting the issue properly, Ms. Doucet left the problem unresolved and later departed from her role. The new leasing agent, Kristine Hennessy, took over in February 2026 and was left to handle the matter. When I informed Ms. Hennessy about the prior flood damage, she seemed indifferent and dismissive. Before I moved out in March 2026, I was telling her about my issues with the apartment, and she got smart with me multiple times. When Kristine Hennessy performed a final walkthrough, she did it without me and wrote in a final invoice that I left multiple sections dirty—a statement I strongly disagree with, as I left the unit in good condition after three years of normal wear and tear. Despite this, she withheld my entire security deposit and charged me an additional $646 for the carpet. I do not believe Kristine Hennessy should be working for the Franklin Group. Additionally, routine repairs to my apartment felt like they took forever unless I showed up at the office in person to complain. Please don't rent from Woodberry Forest Apartments. I walked away feeling I was discriminated against because of my race. I cannot in good conscience recommend this apartment to anyone, especially not to fellow veterans.

Unexpected and unfair charges. I was required to pay an extra security deposit to prime the entire unit, including kitchen cabinets, due to a supposed heavy odor. Which is normal after being in the apartment for 15 years. They clearly have to repaint the unit anyways since the color was even faded away but what they did is changed me so they can cover the cost. We cleaned the apartment really well but still got charged extra. Also never had any problems with any previous managers they all were always nice but the current manager is no good at all. I can tell one thing the place is great.

I moved to Woodberry Forest Apartments just about 3 weeks ago. In the short time I have been here I have been very impressed with Heather Doucet, the community manager and K.D, the maintenance individual. Heather does an outstanding job making sure this property is kept up and well managed. She was most kind and helpful to me when I was applying for residency here at Woodbery Forest. K.D., who handles all the maintenance for Woodberry Forest Apartments has also impressed me. I had an issue with my dishwasher last week and he spent a few hours working on it to make sure it was fixed and not still leaking. He has invaluable skills that makes him quite an asset to our community at Woodberry Forest Apartments. I feel happy and at home here. I love my apartment.

Personally I found this place back in 2019 stayed for 2 years moved out unfortunately and then came back. Always a go-to. Can't beat the prices for the convenient proximity to the ocean. Definitely very decent community and apartments with character... very spacious for the buck. Maintenance is pretty effective and prompt as well.

I have lived at Woodberry Forest for almost 15 years. While the staff has always been great, I am especially impressed by the manager Heather and her facilities man K.D. They have both been beyond terrific. I had a problem with my refrigerator and it was resolved fast!. I really appreciate the quick response and their always warm attitudes.
