The staff here at Banyan Grove are awesome!! I were a tenant here in the past, returned here again August of this year. The apartments are spacious, and maintenance responds to your work orders quickly. DJ is very respectful, polite. He's very thorough and gets the job done!! I enjoy living here at Banyan Grove. I appreciate the office staff, and maintenance team . The landscape is beautiful and well kept.THANKS

I let the leasing office know yesterday of my concerns regarding small repairs and DJ was dispatched to handle repairs today. He handled all repairs within a short time frame and kept me informed throughout the entire process and was very professional. 10/10 service.

Highly discourage living at Banyan Bug Boulevard, as I like to refer to it as. Before moving in we were told the clear cut marks on our kitchen counter top would be taken care of and basically get the top of it replaced and new. Upon moving in, after about a month, they told us that if we wanted that done - us and our cat would have to leave the premises for a few days for the work to be done (dust, chemicals, etc.) … okay why didn’t you just do that before we moved in, like you did you would? So that never got done. We were told countless times that they were “under new management”, but they never took their tenants needs seriously. They are extremely uncommunicative (can’t wait to get their generic, “omg we’re so sorry we fell short of your expectations” comment back on this post, probably quicker than they ever responded to us when we lived there), and when you physically go into their office so they have no other choice but to acknowledge you, they will barely do that. Constantly saying, “we’re busy” but I can hear you whispering to each other on the other side of the wall. The front office staff never knew the answer to any question, never returned phone calls and always had a very nonchalant attitude about everything, but this is supposed to be someone’s HOME… this is serious and important. For a place that advertises as “luxury apartments”, I am shocked. The management team couldn’t care less, they’d much rather break a lease contract without penalty (yes, there is hope for you if you’re trying to leave) than to mitigate issues than keep timely paying tenants happy and comfortable. We had a leak in our ceiling from the above apartment and it took maintenance/the front office almost 45 minutes to turn the water off and respond… by then the leak had spread to 4 places in our guest bathroom and kitchen. After they finally shut the water off… their fix was cutting a giant hole in our ceiling to let the water drain and then bringing in giant industrial fans for a week straight. Do you know how loud those things are? Talk about overstimulated! After it “dried” it took us forever to get maintenance to “fix the whole in our ceiling” which didn’t go well either. The leaky tenant above? Also would leave their trash outside their front door so their trash juice would drip down next to our door. No apology, ever. So let’s talk about the neighbors you’ll experience at this place, shall we? The young teens at this complex are ridiculously rude & disregard any pool rules regarding when it closes. We moved right by the pool, which was a giant mistake. It’s supposed to be closed by 7PM, but we’ve heard a whole group of kids in the pool past closing time, screaming and yelling. When trying to confront them, they just scream profanities back at you. So the parenting is going well, I see. Good luck getting any ignorant parent to hear you there, “our child would never do that! They’re an angel”. Yeah, I’m sure. Also, hope you don’t have a bachelor pad of young single boys living below you, because you’ll have ragers until 5AM causing your entire bedroom floor to vibrate. And when you go downstairs to police man knock on the door to get their attention, you get “can you ask nicer?” 🤣 can you be considerate for once in your life? The spiders and insects are nutty at this place. I’m fine with a bug or two here and there as that’s just the name of the game baby, but SERIOUSLY? The pest control is bare minimum. But, given the fact that this place is NEVER cleaned. The staircase leading to our apartment complex was covered in spiderwebs, old leaves and debris constantly. The trash was always overflowing. They never had timely pickup at the dumpsters. Do not rent from here. Do not waste your money, please.

Trina is great she assisted my husband and I throughout our move in process. Office can be busy at times and the phone isn’t always answered but emails always receive a reply. DJ does great with maintenance any issues are resolved promptly and Jae been fulfilled same day. It’s nice and quiet especially in the evenings. Nice place to live especially for military families looking for a nice place near VA Beach

I have had the worst experience with this complex. It has gotten worse since new people have taken over. Since I moved into the complex in October 2024, my water bill had to be adjusted monthly because it was so high with only 1 person. In all of my water history usage, I have paid $50 to $70 a month. I have had them check for leaks to no avail. The last 3 months since the new company has taken over, my water bill has been over $300 which they adjusted to $101.00. How in the world can they decipher that I use $100 a month? Anyway, I called Conservice last month and they referred me back to the complex. In August I paid my rent using the portal (which was disabled for 2 months while the new owners took over) and went back in the portal to pay a late fee balance that I had from the prior month and over $2,000 was taken from my checking account. I went to the office to inquire and was told there was a glitch in the system . Mind you I was on my way out of town for a mini vacation. I was told there was nothing they could do. I placed a stop payment on it (which took 2 weeks) and they charged me an NSF fee for money that I did not owe them. This is the only complex I have ever lived in that does not have a drop box for rent. I was told today that if I did not have the rent in by 6pm, I would be assessed a late fee. This is total disregard for tenants who work later and can pay their rent but, because they will not accommodate with a drop box, we will be penalized with a late fee. Also, since the new owners have taken over, a few members of the office staff have quit. I would never recommend this complex to anyone. BEWARE you have been warned!!!
