Jun San Juan 2 months agoFour years at The Terrace on 18th and we’re as happy now as the day we moved in. We love the view, the friendly concierge everytime we come home, and the many ‘tenant appreciation events’. (Today is Taco Tuesday). Thanks to everyone who works hard to make our days of Center City living so enjoyable.
Simranjeet Dhir 8 months agoHave been living here for more than a year and absolutely love it. The best building and building management ever. The two things standout for me, one is getting my morning sunlight in my balcony with a gorgeous view of the Ben Franklin Parkway and the absolutely amazing staff I interact with at the building everyday. The building offer beautiful scenic views of the city, is always absolutely clean and well maintained and the biggest thing is how easy and quick the maintenance services are . I mean my rent covers all my problems, I absolutely can’t find any issues in here, and before I forget the building events are always a charm . Can’t imagine ever moving out!
Sara Down 3 weeks agoI would strongly encourage anyone considering this building to do extensive research before signing a lease. The biggest issues are the laundry facilities, parking, HVAC system, and the overall condition of the building. The laundry rooms are consistently dirty, many machines are frequently out of service, and the ones that do work are often filthy inside with mold, buildup, and unpleasant odors. Clothes sometimes come out smelling worse than before they were washed. Finding an available machine can also be extremely difficult because residents regularly leave their laundry sitting in washers and dryers for hours. The parking situation is equally frustrating. Retrieving your vehicle can take an unreasonable amount of time, cars are often parked near trash areas, and vehicle damage while in valet parking is not unheard of. The bedroom windows are permanently sealed shut, leaving residents heavily dependent on the building’s HVAC system. Unfortunately, the AC units are extremely noisy, break down regularly, and can take days to be repaired, especially over weekends. Another ongoing issue is smoking. This is advertised as a smoke-free building, but the policy is rarely enforced. There are many days when it is impossible to enjoy the balcony because cigarette smoke constantly drifts into the apartment from neighboring units. We have also found cigarette butts on our balcony multiple times. These issues have been reported to management repeatedly, but nothing has changed and no effective solution has been implemented. The building itself is aging poorly. Plumbing leaks, burst pipes, water coming through ceilings from apartments above, and ongoing maintenance issues are common. Poor ventilation contributes to moisture and mold problems throughout the property. Unfortunately, the online reviews do not accurately reflect the day-to-day reality of living here. I highly recommend touring carefully and speaking with current residents before making a decision.
Cynthia Rubio 2 months agoI moved here about 6 months ago from Jersey City and really feel like I made the right choice. The layouts with a terrace in every apartment and the quality amenities won me over from the start, but what stood out right away was how friendly and professional the front desk, maintenance, and tenant relations teams are. A big reason I chose this building was the tenant events, both in the building and with other Pearl properties — trivia, board games, book club, taco nights, espresso martinis, cake and champagne, summer and holiday parties, and fitness classes. Definitely worth checking out. Ask about the tenant events!!
Ana K 2 months agoBest. Landlord. Ever. I am moving out of state. Best 3 years of my life. Amenities made my life easier, location is premium, they must pay their tenant relations team well LOL they are SO NICE. Highly recommend. Lived in other luxury buildings in Philly, New York, San Diego and no one takes care of their tenants like they do. Maintenance is phenomenal, cleaning team is a beast. They've figured out the formula to keep their tenants happy. If I ever move back to Philly, I will be coming back 100%.
