Edgewater is my third apartment in Philly and I can easilysay that this is my favorite one. I had to find a new apartment quickly due to some unforseen issues and I was able to tour a few apartments, apply, and get aplroved all within a couple days. The staff at the building are all incredibly thoughtful, kind, and extremely communicative. The building was designed amazingly and every feature makes my life so much easier. Soundproofing of the apartments is absolutely phenomenal. My apartment faces 676 and I often forget the interstate is there because of how well the noise is kept out. It sounds like I'm on a quiet street and not right in front of a busy road. I'm so incredibly thankful to have found Edgewater, it's truly a gem. I highly recommend the community to anyone who's thinking about moving here!

I recently stayed in the guest suite at Edgewater while visiting from out of town, and I had such a great experience! The property is absolutely beautiful and the team was incredibly welcoming. The location is amazing. Everything I needed or did was within a mile. The three-minute walk to the grocery store was super convenient. If I actually lived in Philly, I would love to live here. It’s a wonderful community and I would highly recommend it to anyone looking for a great place to live!

Lived there for a year and as others have said NEP will price gouge you so expect 500 dollar utility bills. At the beginning of the lease they will have you fill out a form listing damages and then use the damages you list there to keep your security deposit. Not all bad though, nice amenities, nice neighbors, and nice staff.

I know this building is owned by Greystar, but honestly, it was a really good experience. I lived there for a year and recently moved out, but don't have many complaints about living here. Firstly, the people who work at the leasing office are great. Specifically, Caitlin and James (never really interacted with anyone else, so sorry) are really awesome and helpful. Shout out to them. They organize lots of community events, like bagels for breakfast and over the holiday they had a whole party in the lobby with free food. It was really nice. Maintenance requests were really fast. I only put in a few, but any time I did they would be there that day or the next. My only real complaint here is that my dishwasher was old and didn't really clean the dishes well and probably needed to be replaced and never was. My specific apartment was kind of old and a little run down, but, that's mainly on me (I looked at a different apartment originally and decided to switch to a different floor without looking at it first before signing the lease, so that was my mistake). The building itself is nice and clean and you can use the other building at Edgewater 2 which is cool because they have a pool and a better gym. Move out was really easy too. I just cleaned everything, then a maintenance guy came in, looked around a bit was like like, "it looks good. no charges". And that was it. It took about a month to get the security deposit back and I'm good to go. Overall, 4 stars because my specific apartment was kind of old, the dishwasher didn't really work and it's an expensive place to live. Other than that, no complaints and I'd recommend it to anyone willing to dish out on rent.

I moved in this week to Edgewater, and I could not be happier. Sophie, Caitlin, James, and the leasing team went above and beyond in helping getting me settled in for my stay here, in short order. I am thankful for their efforts, and I would HIGHLY recommend this upscale community if life takes you to Philadelphia. First class all the way!
