We have lived in this complex for almost 11 months and are sharing our experience for transparency. Approximately one month after moving in, a water stain appeared on our living room ceiling. Maintenance opened the ceiling and identified a leak from the fire sprinkler system. For about a month, multiple contractors accessed our unit while the issue was being evaluated. During that time, there was an open ceiling section and a bucket placed to collect water. In December 2025, a similar stain appeared in our bedroom. Shortly after, water began dripping directly onto our bed. One of the repair attempts consisted of painting over the stain, which did not resolve the underlying issue. The leak later reappeared, and significant staining and visible mold developed on the ceiling. At the time of these events, I was pregnant (currently 6 months). Exposure to moisture, potential mold, construction dust, and industrial drying equipment inside a bedroom raises serious health and safety concerns, especially during pregnancy. We formally requested timely remediation due to concerns about maintaining a safe living environment. For several consecutive days, our apartment has functioned as an active construction site. Workers have entered daily, moved furniture, removed drywall, operated power tools, and installed drying machines. Dust and debris have affected personal belongings, including clothing and bedding. Electrical breakers have repeatedly tripped due to equipment load. Hoses and extension cords have been routed through living areas and bathroom fixtures during mitigation. In addition, there have been recurring maintenance concerns in common areas, including elevator outages and prolonged issues with garage access and entry doors. We understand that maintenance issues can occur in any residential building. However, repeated leaks, prolonged repairs inside an occupied unit, and environmental conditions that may impact health — particularly during pregnancy — have created ongoing stress and disruption. Prospective residents should carefully evaluate these factors when considering a lease. I would like to specifically acknowledge the work of the manager, Janeen. If it weren’t for her supervision and control over the workers, the process likely would have taken another month. Thanks to her involvement and oversight, the repairs are now moving much faster and in a more organized manner.

I had a great experience touring River House Apartments in San Marcos. I was welcomed by Kenzie and Katie, both were incredibly professional and welcoming throughout the entire visit. They took the time to answer all of my questions in detail—not just about the apartment itself, but also the surrounding area and every step of the leasing process, which made everything feel smooth and stress-free. The apartment views were beautiful, the units well-maintained and clearly cared for. Overall, the level of service and attention to detail really stood out, thus making my search for an apartment an easy choice. I highly recommend checking this place out.

I lived at River House for 3 years and I absolutely loved it, it was a super sad chapter close! I would recommend living here! Everyone in the office including the Maintenance staff is so friendly and prompt and welcoming
