We moved in October 2025, we had researched it for a while and Brandy was super helpful every time. Everyone at the front office is pleasant, they are very professional and they design events to enrich the community. The apartment itself is beautiful, the amenities are taken care of, they just painted the whole exterior and even the floor in our balcony. The vale trash service works as offered. They have a request system with online tickets, very efficient, If you have a request they are fast if it is actually important, for minor requests they do take longer. The parking spaces seem to be to max capacity, you do end up parking at the guest spaces at times. Overall great experience :) and the location is just fantastic, across the street you have the Riverwalk, on the other side you have a street straight towards downtown.

Ladies in the office are always super kind, sweet and funny. Ran into an issue and all of them banded together and handled it very well, even though I went a little nuts. I’ve got anxiety and a whole laundry list of things going on but they handled me with care. Explained to them that I’m a little weird and can’t regulate my emotions, but instead of treating me like a leper, they treated me like a human being. You don’t get that a lot. Thank you.

I moved in around 10 days ago. These apartments have such an amazing location, and I love my floorplan. The washer/dryer in the (very large) closet makes laundry so straightforward, and the kitchen has more cabinet space than I know what to do with. The complex is within walking distance of a Fresh Market, Chipotle, Cava, and Panda Express which makes quick dinners and groceries very accessible. It's a nice area 6 minutes from Downtown Jacksonville. Brandy, our leasing agent, was very helpful throughout the leasing process, especially when I had a lot of questions which I appreciate. Additionally, when I filed a maintenance request a couple days ago, maintenance came and fixed it that same day. Packages are kept safe in lockers which I also like. The management here leaves a very favorable impression. As far as amenities go, there's a nice pool, gym, office space, game room with plenty of nice plants around. I haven't been able to visit most of these yet, but they look great. 10/10 recommend this place.

I toured Brooklyn Apartments today and had the pleasure of being shown around by Brandy. She was incredibly sweet, intentional, and informative throughout the entire tour. She answered all of my questions thoughtfully and made the experience feel welcoming rather than rushed. The property itself is beautiful — the scenery alone makes it worth considering — but what truly stood out was Brandy’s energy and professionalism. If you’re planning a tour, definitely ask for her. She makes the experience seamless and enjoyable.

In the last five years, Riverside has seen an explosion of stunning new apartment communities. While Brooklyn Riverside is starting to feel a bit dated by comparison, it still remains a great place to live—especially for its unbeatable location, walkability, and access to nearby amenities. To its credit, management has made visible efforts to refresh the property through regular upkeep, new paint, and a stronger focus on community-driven events, which is appreciated by residents. One major opportunity for improvement, however, is the lack of electric vehicle (EV) charging options. There are easily 10–12 EVs on the property, yet no reliable or reasonable way for residents to charge. Even upgrading a few of the garage rentals from standard 110V to 220V outlets would make a big difference and show that Brooklyn Riverside is evolving with residents’ needs. Adding EV charging access would not only attract new residents but also retain current ones who are looking to stay sustainable and future-forward—just as the neighborhood around Brooklyn Riverside continues to grow.
