Let's just say you can judge a book by its cover. The flyer attached as a photo here, riddled with grammatical errors will show you exactly what to expect from HSRM and The Grant. A severe lack of professionalism, an elementary grade level of service, and a cheapened resident experience. This is no longer the same property or management. Using and retaining Cortlands history of positive reviews and business listing instead of creating their own is incredibly misleading. It’s like a McDonalds moving into the Ritz’s old location, changing the name, and keeping the old reviews as their own. The Grant isn't a large property. Attention to detail and quality control are important. The Grant and it's management lacks both. Empty dog treat bowls for days, event flyers still up a month after their date. A month response time from management. Maintenance request sitting for a month. Broken printer sitting in the clubroom for a month. The list goes on. The Grant isn't luxury, not even close. Yet on the renewal for my 3rd lease, they want to raise the price another 175+. Bringing my rent to $2,600. I currently pay $2400. Alone, this property is not worth the cost of its rent. With the current management? I wouldn’t price it over $1500. Look literally elsewhere. At least until the kinks work themselves out, or until a fresh management team arrives. It's been roughly two months since The Grant took over from Cortland. The new management failed to notify me. I found out by the hanging of a plastic banner of the old signage. Hard to imagine the HRSM ability to communicate to worsen, but HRSM would prove you wrong. I asked in writing for documentation regarding the leasing ledger and past payments as the new system wiped it clean. Jennifer refused my written request and DENIED an in person meeting with management to provide that documentation. Parking is $150. Cortland at least offset that greed by supplementing with off hours security. After two years of no issue. My car was broken into and items stolen while parked in my garage's spot, only 2 months in to The Grant's takeover. 2+ years I have lived here with access to a printer as an amenity. One of the very few offered on this property. With the transition to The Grant, there has been no printer. I communicated this to 3 levels of employee. Office, assistant manager and manager. It took over 31 days for management to provide the reasoning as to why. The reasoning being they lack the technology to support it. I guess if a local library can do it, doesn't mean an apartment complex can. Instead of a modicum of accountability by Jennifer, the manager, I was instead told that it is not an amenity that is included nor guaranteed. (I'll just erase the last two years of living here, I suppose.) It took over 31 days for a simple maintenance request to be finished. Again, lacking accountability, Jennifer placed blame on the "phrasing" of my request being vague. Only it was the maintenance team (that Jennifer managers) that communicated to me the piece needed would be in the following week, yet never came. Management's follow up never came either. TDLR. Property and current management not worth the cost of looking here. There are more apartments better equipped to suit your needs at a stone's throw. I've attached management's correspondence, however, it as clunky and hard to read as the flyers.

Similar to other reviews here, I was shown one price during the tour and encouraged to consider a 15-month lease because it would save a couple hundred dollars per month compared to a 12-month term. The very next day, the pricing on the website and in the quotes increased by roughly $300 per month from what was presented, and the difference between a 12- and 15-month lease had shrunk to only a few dollars per month. What was most frustrating was the lack of communication afterward. As other reviewers have noted, once I raised questions about the pricing discrepancy and dramatic change in lease-term pricing, Romeo stopped responding and ignored follow-up attempts. The entire experience felt misleading and unprofessional. Pricing can change, but purposefully ignoring and dodging questions reflects poorly on the leasing process and management.

This is really a 10 star review..The management team is exemplary. Considerate. Professional & Gracious...& Roy (the super) maintains this property..he is friendly. Helpful. Approachable & very consistent w/an outstanding attitude..I'm a Denver Native & comfort & safety are top of my list...that is here @The Grant...Highly recommend this apartment complex for anyone looking to live in Downtown Denver☆

Modera Cap Hill has exceeded all of our expectations! The entire staff at Modera has been incredible and have made us feel extremely welcome. Bailey and Michael in the front office are some of the nicest and most helpful people you could ever hope to meet. Coming from the suburbs of Cincinnati to Downtown Denver we searched all over the city to find the perfect apartment in a fun and energetic neighborhood. After living here for six months we absolutely made the correct choice moving to Modera Cap Hill. The Property Manager Shannon has always checked in on us to make sure everything was going well and has done an outstanding job getting us through this tough Covid-19 crises . We live on the 8th floor and have neighbors on both sides of us. I have never heard a sound from anyone. The quality and detail in our unit is incredible. The only issues we've had since moving in was a light bulb went out in our built in master bath mirror and an unbalanced load caused the washing machine to display an error. The maintenance staff at Modera is wonderful. I picked up my iPhone clicked on the ResidenPortal app..described the issues and 24 hours later maintenance showed up at our door and fixed everything. On top of that one of the service men had actually worked on the team that built the building and I had a great chat with him. My main conversation with him was about what construction material did they use on the building to prevent noise because we could't believe how quiet our unit is. We love living at Modera Cap Hill and can't thank the office staff enough!

We were excited to move into this building but then they changed ownership (Dec 2025, from Cortland cap hill). They told us they were not going to change prices but then increased prices in each unit by at least $300 (and in some cases as high as $600). When I questioned them about this they never got back to me. Totally unaffordable now.
