We’ve lived at Duboce Apartments for over two years, and it’s been a wonderful experience. The building is always spotless, and the staff truly goes above and beyond. The views and location are unbeatable. From our apartment, we can enjoy stunning views of Twin Peaks, Corona Heights, Buena Vista, and Market Street. The location is equally amazing, close to great restaurants, Mission Dolores Park, Duboce park (heaven for dogs) and the Castro. The weather is also better than many other neighborhoods, with plenty of sun. It’s the perfect mix of convenience, beauty, and comfort! Overally, we feel very safe and happy here, and lucky to call this place home.

I watched this building go up in my favorite neighborhood, and knew I had to live in it. Been there two months and couldn't be happier. The location is RIDICULOUS- 20 minutes to work and 1 minute to all the food and drink and coffee and gyms and dog parks and social life you could ask for. Whats more- the building is posh, intimate but each unit still feels very private. All the neighbors have high standards for the community so people have all been friendly, and management goes above and beyond all expectations. The rooftop is glorious. Friendly people, come be our neighbors!

Easily the best apartment building I’ve ever lived in!! Staff is absolutely wonderful. Cory is absolutely the best building manager I’ve ever had and so glad that he’s back. When he’s around, everything runs like clockwork with no issues. I would not have renewed if it wasn’t for him being back - he is that good. The building is already clean but with him around the hallways and elevators are always spotless, things smell fresher, and the packages are put away promptly with zero thefts. He truly goes above and beyond expectations, and is incredibly kind, friendly, extremely smart, competent, and prompt! On top of this, the building is beautifully made and well-maintained. The apartment itself is thoughtfully designed, has all the features I was looking for, and haven’t had any noise issues as long as I’ve lived here, which is a first in SF. Location can’t be beat and my neighbors are friendly. Couldn’t have asked for a better experience! Thank you Duboce Apartments!

Updated review 3/9/25 Since the arrival of our new manager, Cory, things have definitely returned to normal! I now agree with all the positive reviews I read before moving in. My roof was fixed promptly after the bathtub leak from the unit upstairs was addressed. The lobby now very clean and has pleasant background music instead of the previous beeping sounds that made it feel like a hospital.The leasing office is easy to reach for any questions, concerns, or even just a friendly chat. Package deliveries are now well-organized—no more random boxes left around. The rooftop is consistently clean, and they’ve hired new maintenance staff who are both efficient and pleasant to work with. It's been a great improvement, and I appreciate the positive changes! --------------------------------------------------------------------------------------- Prior review 2/10/2025 Unfortunately, the previous manager, Jose, is no longer with the property, and the team is currently going through a transition. Because of this, I’d suggest being mindful of the timing if you're considering moving in right now. My lease was supposed to start on 1/16, but I received a call the day before my move-in to inform me about a water leak from the unit above. I was offered the option to move in as planned or delay my move-in, with a prorated rent and a new lease start date. When I arrived on 1/21, without having received any confirmation that the leak had been fully repaired, I found that while the leak was fixed, the ceiling hadn’t been painted. I had difficulty reaching the leasing office, as there's no option to speak directly with anyone—only the ability to leave voicemails—and I didn’t receive replies to several emails I sent. When I spoke with the manager in person, she was unaware of the communication issues and was very understanding once I pointed them out. She informed me about the ceiling and assured me she would coordinate for the painting to be completed. It's now been over two weeks but few things still pending: - I haven't received instructions for setting up the video intercom or access control for the lobby. - I haven’t yet seen any refund for the delayed move-in period. - The ceiling where the leak occurred still hasn’t been painted. - I’ve also not received a response about reserving the elevator for furniture delivery (I first reached out over a month ago). On a positive note, the apartment itself is well-maintained, and the location is really great. Jan, who handles trash and delivery services, has been wonderful to work with and has been quick to help me with any questions I’ve had. Once everything is fully settled, the living experience so far is quite pleasant.

[Updated] Cory has returned as property manager and things are running exceptionally well again. Cory provides great service and is very reasonable and strong leader. I feel very taken care of again, and want to live here! It’s just a testament to the importance of property managers. — This place has gone downhill FAST. Ever since Jose left, it's been one disaster after another. Today's lovely treat? Locked out of my apartment with no way in.
