I have lived at Simone for 2 years now and it has been a wonderful experience. Neighbors are friendly and social. The building public spaces have always been very clean and 35 is a great place to get some remote work done with beautiful views. I have had positive experiences with the staff as well! Shout out to Azeem, Sam and Fred who are always the best. April was a gem and fantastic too when I released last year. The maintenance team is super sweet and very responsive as well.

I just moved to Simone Little Italy, and I could not be happier with my decision. From the moment you walk in, you can feel how special this community is. The building itself is top-notch luxury—stunning attention to detail, and beautiful high-end finishes inside the unit. Even the subtle, wonderful scents throughout the community add such a thoughtful elevated touch. What really sets Simone apart, though, is the people. Every single person I encountered in the lobby and elevators greeted me, asked if I was moving in, and genuinely shared how amazing this community is and how much I would love living here. That alone speaks volumes about the culture and sense of community here. A huge shout-out to Jonathan, who was my tour guide. He was incredibly professional, kind, and patient—so much so that I toured a few of the units more than once because they were all so beautiful. On move-in day, Sam, Fred, and Juan were all amazing and made me feel at home. I am grateful to call Simone Little Italy home. Highly, highly recommend.

My partner and I toured Simone and spent weeks going back and forth with the leasing office. Unfortunately, the experience was incredibly frustrating. We toured multiple units and applied twice because of repeated miscommunication about concessions. Andrea, our leasing agent, was friendly but consistently gave us incorrect information about pricing and specials. We were quoted concession amounts that made the apartments worth considering, but when we received the leases, the actual concessions were significantly different from what we had been told. When we called for clarification, we felt dismissed, and the manager acted as if the original pricing had never been discussed. Rather than acknowledging the confusion, we were made to feel like we were the ones misunderstanding the numbers. We decided not to sign and returned a few weeks later to tour another unit after being told it had a great special. Once again, the concession existed, but the details and pricing we were given were inaccurate. The apartment community itself is absolutely stunning, modern, and very well maintained, which makes the experience even more disappointing. Throughout our search, we also heard similar feedback from current and former residents, prospective renters, and even former employees, that management is difficult to work with and the leasing team often lacks accurate knowledge of pricing and promotions. After our own experience, that feedback unfortunately rang true. If you’re considering Simone, get every quote and concession in writing before applying. We also toured The Lindley and The Torrey and found their leasing teams to be much more knowledgeable, transparent, and welcoming.

I’ve had such a great experience at Simone Little Italy! The community here is welcoming, friendly, and truly feels like home. Everyone is so kind and the atmosphere is always positive and inviting. A huge shoutout to Brenna. She genuinely cares about the residents, is always helpful, and goes above and beyond to make sure everything runs smoothly. Her professionalism, responsiveness, and warm personality make a huge difference in creating such a wonderful place to live. Highly recommend this community

Live at Simone now and really enjoy it overall. It’s a well-run, design-focused building in a great part of downtown, with a few quirks and the usual urban tradeoffs. The good - The building feels intentional and high-end, with amenities and common areas that are actually pleasant to use, not just for show. - Staff are kind and responsive; maintenance issues are handled quickly enough that they don’t become ongoing headaches - Location is excellent: you’re in Little Italy, walking distance to the waterfront, restaurants, coffee, and transit, in one of the nicer pockets of downtown. - Views from the higher floors are genuinely impressive, especially mornings and sunsets, and paying more to be higher up feels justified if that matters to you. - There are frequent resident events with food and a good turnout, which makes it easy to meet people and gives the building a real sense of community. - The resident mix leans young-ish, ambitious, and respectful, so the general vibe is positive and energetic. The So-So - It’s still downtown San Diego, so you will see homelessness in the area, though Little Italy tends to be a bit more manageable than other downtown neighborhoods and you adapt over time. - Some layout choices inside the units are odd, like a primary shower tied to a more common bathroom and living rooms that make furniture placement less straightforward. - The clubhouse can occasionally get loud during evening events and run way into the night - you sometimes have to push security to wind things down. - Rent is high, and parking and utilities are extra; the value is best if you use the amenities, go to events, and lock in a layout and view you’re genuinely happy with. Overall If you want a quiet, budget option, Simone probably won’t make sense. If you care about design, amenities, community, and being in one of the best downtown locations, it’s a strong choice and easy to recommend.
