⭐☆☆☆☆ One Star I’ve lived in this so-called “luxury” apartment complex in downtown San Diego for almost three years, and the decline has been dramatic and deeply concerning. When I first moved in, the community felt safe, clean, and professional, with many military and law enforcement families. That atmosphere is completely gone. This place originally got my attention because of the long list of amenities and the close proximity to the stadium, but none of that is worth it anymore. The amenities are constantly broken—especially the gym equipment—and it takes forever for anything to get fixed, if it gets fixed at all. For a property that markets itself as “luxury,” the level of neglect is unacceptable. Cleanliness has seriously deteriorated. The first-floor carpet was visibly dirty and stained with urine for an extended period before it was finally replaced, and even now there is consistent dog urine in the elevators and stairwells. Common areas often smell and are clearly not being maintained to any acceptable standard. Security has been significantly cut back, and it shows in every way. Storage units in the parking garage are frequently broken into. I personally had property stolen and had to file a police report. Despite this, management showed little to no urgency or concern. I am currently trying to break my lease because I no longer feel safe living here, and management has been dismissive and indifferent throughout the process. Package handling is another major issue. Amazon packages are often held by management for weeks in their office with no notification, leaving residents unsure whether their deliveries are lost or stolen. Noise and safety issues are constant. First-floor alarms go off at all hours of the night, disrupting sleep and adding to the overall sense of chaos. The environment feels uncontrolled, with people openly doing drugs on the roof and homeless individuals throwing rocks at first-floor windows. For the amount of rent being charged, this property fails on every level: security, cleanliness, maintenance, and management accountability. Despite the location and amenities on paper, it is absolutely not worth it. I would strongly caution anyone considering living here to look elsewhere.

I've been living at Modera for almost a year now and I have to say, it's been an amazing experience. The community is fantastic and the staff, especially Lauryn, my leasing agent, have been incredibly supportive throughout my time here. The amenities are top-notch and the location is perfect for exploring all that San Diego has to offer. If you're looking for a great place to call home, I'd definitely recommend Modera.

Eric Mejia is very professional, knowledgeable, and efficient with his work. When I first moved into my unit, there were a few minor issues, and he responded quickly to make the transition to my new apartment smooth and stress-free. He always greets residents with a friendly attitude, and it’s clear that he truly enjoys what he does. I really appreciate his excellent service and dedication!

Lauryn provided a tour for my dad. She was very knowledgeable, friendly, and patient. She answered all our questions and even provided great tips for walkable dining in the area. If you're looking for a beautiful complex with incredible amenities in the downtown area, go see Lauryn at Modera!

Lived here twice and the leasing office team handled any issues I had with efficiency. Loved the modern apartment style and the smart home features. Grocery store is also only three blocks away. Understand the building is downtown and comes with downtown things you would expect. But the place itself is great. No complaints.
