I’ve had a really great experience living at Griffis on Pine and wanted to take a moment to recognize the team here. From the moment I moved in, the staff has been welcoming, responsive, and incredibly helpful. The leasing office team, Alejandra and Lucas, along with the manager Kimberly have been amazing to work with. They are always friendly, professional, and quick to help whenever I’ve had questions or needed assistance. Their communication and willingness to go the extra mile really make a difference. I also want to give a big thank you to the maintenance team, especially Jared. Maintenance requests are handled quickly and professionally, and Jared has always been great whenever he has come by. He is knowledgeable, respectful, and clearly takes pride in making sure everything is taken care of properly. I’ve enjoyed living here so much that I actually decided to transfer to another unit within the community, which says a lot about how positive my experience has been. The team truly makes Griffis on Pine feel like a place where residents are valued. Overall, the customer service from both the leasing office and maintenance team has been outstanding, and I really appreciate everything they do to keep the community running smoothly.

The maintenance team at Griffis Pine Avenue has been consistently outstanding. Anytime I’ve had a maintenance concern, it’s been addressed quickly and with real attention to detail. The team is always professional, thorough, and genuinely pleasant to interact with, which makes a big difference. I especially want to recognize Artis, who recently helped with a pretty gnarly clog in my sink. He handled the situation efficiently, explained what he was doing, and made sure everything was completely squared away before leaving. It’s reassuring to live somewhere where maintenance requests are taken seriously and handled so well. Really appreciate the team here!

I’m honestly not someone who normally writes reviews, but as I approach nearly a year living at Griffis, it only feels right to acknowledge experiences — and more importantly, people — who truly make a difference in everyday life. When I first became interested in the Griffis community, Lucas Rios was my very first point of contact. From our initial walkthrough, his professionalism, attention to detail, and genuine care immediately stood out. What impressed me most was that he wasn’t simply trying to lease an apartment — he was intentional about making sure I found the right home for me. Interestingly enough, the original property I came to see wasn’t even the one I ended up choosing. Lucas actually recommended another unit that he felt better matched what I was looking for, and honestly, it exceeded my expectations far beyond what I had envisioned. That level of honesty, attentiveness, and commitment is rare. Since becoming part of the Griffis Pine community, Lucas has consistently proven to be much more than a leasing agent or member of management. In my 44 years of life, I can genuinely say I have rarely encountered someone so poised, professional, responsive, and excellent at what they do — not only professionally, but personally as well. Every maintenance request has been handled quickly and efficiently. Emails are answered promptly. Phone calls are returned. There’s a level of care, consistency, and follow-through here that truly makes this place feel less like an apartment complex and more like home. Lucas has helped make my experience here peaceful, seamless, and welcoming from day one. He represents the Griffis brand with excellence and integrity, and because of that, my stay here has been extraordinary. If you’re considering moving to Downtown Long Beach and looking for a community that values professionalism, comfort, and people who genuinely care, I highly recommend reaching out to Lucas Rios at Griffis Pine. Another update, and Griffis Pine continues to disappoint. Unresolved Service Requests (weeks with no resolution): - Master bath sink clogged & no hot water (submitted 8/17). Still not fixed. - Laundry room door keeps falling off (submitted 8/4). Safety hazard, needs replacement not patch jobs (see photos). - Dishwasher not working (submitted 8/4). Still “in progress.” - Faucet water pressure problem (submitted 7/27). Still not resolved. - Guest bath grout has black mold spreading (see photos). Still untreated. The only bright spot has been Jarrod from maintenance, who was helpful catching up on requests. But one staff member’s effort can’t fix management’s pattern of delays, poor communication, and zero urgency. Other Ongoing Issues: - No concessions offered despite months of delays. - Parking garage gate broken for weeks, leaving the property unsecured. - Mailbox broken for months, leasing sorts USPS mail manually. I now get bills late enough to incur overdue fees. - Car towed from Lot B despite paying $85/mo for parking. Cost me $1,000+ in fees/tickets. A former leasing employee emailed me it was fine to park outside the gate with a key card, but when I asked leasing for that email to appeal, they “couldn’t find it.” Between unsafe doors, black mold, broken gates, delayed mail, and shady handling of parking, Griffis Pine has shown ongoing neglect. Health, safety, and accountability are clearly not priorities here.

I’ve lived in this apartment complex for several years, and unfortunately, my experience has declined significantly over time. I no longer feel safe living here. Car break-ins happen frequently — on average, about three per week in the parking lot — and nothing seems to be done to address the issue. The hallways often smell strongly of cannabis and cigarettes, even though this is supposed to be a smoke-free community. Because of this, the fire alarms are set off frequently, which is both disruptive and concerning. Noise is another ongoing problem. One particular neighbor regularly throws loud parties late into the night. Police have been called multiple times, and several neighbors have already moved out because of this loud neighbor. To make matters worse, some residents allow their dogs to use the hallways as restrooms, and the cleanliness has gone downhill. I’m now seriously considering moving elsewhere.
