Experience has been overall absolutely fantastic! I’ve lived here for going on 4 years through several management changes. Like any apartment it’s not perfect, however, it is the experience I expect living downtown. Pricing has been really good and maintenance is always responsive Having access to almost everything in houston has been an added benefit!

RENTER BEWARE!!! The apartments are in a decent area if you like to walk to Buffalo bayou park or work downtown. The units are nice however I would not recommend. Move in day expect to move through stinky trash because the trash is where the loading dock is. Full of flies and Very nasty! The apartment IS NOT SAFE. This is 4th Ward, not the heights, not midtown! The apartments are down the street from the projects. You hear gun shots in the area occasionally (others probably don’t even know those are gunshot). Anyone can get into this place through the garage that breaks every month. Cars have been broken into, stolen, wheels stolen, or attempted to be stolen and no notice or warning from the office or RPM regarding safety. (As I write this there’s a car with stolen wheels now See Photo)There is no security officer on site! There’s a kid on a motor bike that rides through checking out cars. I have a hunch that he is part of the issue. The terms of your lease change mid lease without any warning or a way to opt out. There are numerous hidden fees, so expect to pay $200 - $300 extra on your base rent. (Ex. There’s a $3 admin fee for the valet trash, plus the $25 valet trash fee, plus a fee to take your trash which varies per month) that’s all about $40-$50 IN JUST TRASH. Plus you still have to pay sewage and water which is set up the same as trash. NO BLINDS in units. You have to install curtains approximately $200+ with curtain rods and long curtains to cover windows unless you like ppl looking into your place. Amenities are bare minimum! Most equipment in gym is out of service, the valet trash is half-assed (sometimes they’ll pick it up, sometimes they won’t) and when they do it’s just thrown into the garage room not even down the shute. Amazon will leave your package outside the locker. I even seen a TV just sitting outside in its box for anyone to grab. DO NOT live off Gillette street VERY LOUD even from 4th floor. Windows are very thin, although they’re closed, they sound open and the cars sounds like they’re on a freeway every night. The construction of windows results in the windows letting in heat in the summer and electric bill running about $300+.

First off let me start by saying I AM a real resident here at Ashton on west Dallas. Leanne at the front desk is absolutely amazing. She has been extremely helpful with any and every question I have had. She (and everyone else) at the front are so kind and helpful. JC the Maintence man is the best and responds very quickly to any Maintence request I have. The apartment itself is beautiful and in an incredible location just minutes (walking) from the bayou and the city. I have lived in Houston for almost 10 years now and lived at plenty of different locations and so far this is the best experience I have had. They are very community oriented and always putting on events for neighbors to get to know each other. Very quick to respond and make sure I stay happy in my home. The pool is beautiful and it’s lively here (but not in a loud way). I have absolutely loved my experience here so far and if you are interested in leasing ask for Leanne or Julissa they will make it happen. They are the absolute best.

If you’re considering Ashton at Dallas, ask for Daniel Valdivia. As a guest, I had a great experience touring the property with him. We spent about an hour together, and he was incredibly thorough and patient throughout the entire tour. I asked a lot of detailed questions, and he was honest, transparent, and thoughtful in every response, which I really appreciated. Beyond that, he was just genuinely enjoyable to talk with and made the experience feel comfortable and not rushed. I plan to revisit the property once more before making a final decision, but this is definitely a top contender for me. Highly recommend Daniel if you’re looking for a straightforward and informative experience.

Love living here this is my 2nd year living here. Ms Rebecca helped me find a different apartment on a higher floor and she made the transition very easy. The whole team was helpful and professional maintenance is prompt also! I would definitely recommend living here due to the convenience and supportive staff.
