I’ve really enjoyed living here. I just renewed my lease. I did research other apartment buildings across Houston of similar price ranges, including The Woodlands, and all the resident reviews complained of things like: unsafe parking garages with vehicle break ins, package thefts, noisy neighbors, an unmaintained property, broken amenities and a disconnected staff. Those reviews of OTHER properties helped me reflect on all the wonderful qualities of 1414 Texas. The property is secure, safe and clean. It’s a boutique mid-rise, which allows for a personal experience with the front desk staff. Between the package room and the package lockers, I have never lost a delivery. And the guest parking is exceptional. No weird apps or rules. Just a simple pass request from the front office. The cherry on top is my neighbors. They are kind and friendly, quiet and professionals. The property owners continue to invest in updates and maintenance requests are done lickity split. For those with pets, the grass along Capitol is wonderful, and there are 3 dog parks within walking distance: Discovery Green, Trebly Park and Market Square Park.

Leasing Agent I’m giving 1414 Texas Downtown 5 stars mainly because of Markis Lyles. He was honestly an amazing leasing agent throughout my entire experience there. I really didn’t want to move, and Markis genuinely tried everything he could to help me stay, but unfortunately corporate wasn’t willing to work with me on renewal pricing. He is professional, understanding, and actually seemed to care about residents. However, it also seems like management has been replacing a lot of staff lately, which is kind of strange because the atmosphere used to feel a lot more fun and community-oriented. Last summer there was a younger Latina manager who only stayed a few months, but she had the resident events lit and people actually looked forward to them. Ever since she left, the events honestly haven’t had the same energy and now they feel way more low effort. Corporate I lived in the A1 floor plan (649 sq ft) on the 8th floor, and they wanted to increase my rent by about $80 to renew. For that size apartment, paying almost $2,000 just didn’t make sense to me. Instead of keeping me close to my original rate, they offered for me to transfer into a larger unit on the 6th floor, the A8 floor plan (786 sq ft), because that rate was actually about $5 cheaper than what I was currently paying. I considered it, but ultimately it still wasn’t worth the price point. I ended up moving about 6 minutes away to Midtown, where I now pay less while getting a 1,173 sq ft apartment, which is almost double the space I had before. The leasing staff was great overall, but corporate definitely needs to improve their resident retention strategy. Pricing out good tenants instead of working with them long term doesn’t seem like the smartest approach. Community One situation that really bothered me was the lack of transparency surrounding a tragic incident that happened in the building. There was a murder-suicide on the 3rd floor, but management labeled it only as a “medical emergency.” Residents mainly found out the truth because of the smell coming from the unit after the bodies had apparently been there for weeks. It was an extremely disturbing situation, and it made me question how transparent management is with residents during serious incidents. I also genuinely wonder whether the current tenants of that unit were informed about what happened there since it’s already leased again. Also, there’s a woman on the 1st floor with a huge dog- Great Dane I think (I'm gonna attach a picture cause I'm messy) who never picks up after it. As a dog owner myself, I genuinely don’t understand people who let their dogs use the bathroom and just leave it there for everyone else to deal with. Then she brings the dog into the community club/lounge area and hangs out in there like nothing is wrong. 😭 Other than that, the community overall is cool, residents are friendly, and the building itself is very well maintained. I loved living here for the most part, just wish the apartments itself were bigger and more affordable for the actual space it is.

I just recently moved into this apartment complex and I’ve had a great experience so far with the leasing team (Ali, Markis, Brent). They were incredibly helpful during the lease setup process, making everything smooth and easy to understand. Shortly after moving in, I ran into an issue, but the team responded quickly to resolve it. I really appreciate their professionalism and responsiveness, it made a big difference in my move in experience.

I’m a former resident and feel obligated to warn others to STAY AWAY FROM 1414 TEXAS DOWNTOWN. From the moment I moved in, there was a persistent odor issue in the apartment. I reported it multiple times and followed up repeatedly, but it was never resolved during my tenancy. After I moved out, management charged me for cleaning and odor fees, despite the issue being present from day one. When I asked for evidence or documentation to support these charges, they were unable to provide any. Instead of addressing the issue, they sent the charges to debt collection. Plus their studio apartments are like a cage, no windows open whatsoever and the 'bedroom' does not have a single window or airvent. This experience is unprofessional, and predatory. If you value transparency, accountability, and basic tenant respect, I strongly recommend looking elsewhere.

I just moved to Houston and my experience with this place since looking for an apartment has been fenomenal. The showing went really smoothly and they had everything well coordinated as I had limited time to view. The overnight security guard helped me on the day of moving as I arrived really late and was lost and I even had an issue with my unit (oversight on my end) but the leasing team, Markis and Brent, were able to accommodate a swap immediately, customer service is definitely what sets them apart from the others downtown, 10/10 recommend!
