Alexis the leasing agent was amazing. She gave me a tour and helped me relocate from Las Vegas to Dallas on New Year’s Eve. I started my new year in a new city! Thank you Alexis for helping me with my new beautiful apartment at East Quarter Residence.

My wife and I lived at East Quarter Residences for about 18 months. We originally moved in while we were engaged and ended up getting married during our time here, so this building will always have some really great memories for us. Overall, it’s been a very positive experience. The views from the units are spectacular, and the apartments themselves are very comfortable. One thing I really appreciated was how quiet the units are—you rarely hear your neighbors, which makes a big difference in a downtown building. The maintenance team is excellent. Any time we submitted a request they were professional, fast, and took care of things the right way. Plumbing and electrical reliability have also been great. Even during bad weather we never had issues with outages or instability, which was a huge plus. There are also several amenities that really stand out: • 24-hour concierge staff who are always friendly and helpful • Secure elevator access, which makes the building feel very safe • Great visitor parking, which is surprisingly rare downtown • Gas stoves and solid appliances, which make the kitchens enjoyable to use • A genuinely good community of residents That said, there are a few areas where management could improve. The biggest issue is responsiveness from leasing and management. At times communication can be slow or nonexistent, which can be frustrating for residents paying premium downtown rent. Speaking of rent, financial incentives are pretty minimal. Over the 18 months my wife and I lived here we paid close to $100k in rent and only received about six weeks free when we moved in. There are also some building upkeep items that could use attention: • Carpets in the hallways outside the units are older and not cleaned often • Elevators occasionally go out of service and can be dirty at times • The gym maintenance has declined recently compared to when we first moved in • Occasionally you can smell marijuana through the ventilation system Another small note: the unit finishes use cheaper materials in some areas, but the appliances and core systems are solid so it’s not a major issue. Overall, East Quarter Residences is still one of the better places to live downtown. The views, quiet units, maintenance staff, and security make it a great building. If management tightened up responsiveness and invested a little more into upkeep of common areas, it could easily be a 5-star experience. - Unit 1522

Rod is absolutely outstanding and one of the biggest reasons living here has been such a great experience. Anytime I need help with anything around the apartment building, he’s the very first person I go to because I know it’ll be handled quickly and professionally. He’s incredibly efficient, attentive, and always willing to go above and beyond to make sure residents are taken care of. It’s rare to find someone who is not only great at their job, but also consistently friendly, approachable, and genuinely invested in helping people. Rod makes the building feel welcoming and well-managed every single day. Huge appreciation for everything he does — truly top-tier concierge service.

Wristbands for the pool! Apparently they sent an email about needing a wristband to have access to your own pool. Was sent down by the ARMED security guard by the pool to obtain a wristband only to be told by the front desk employee I can only pick up wrist bands on a weekday. So you sent me to the front desk on an empty mission!? And why is there an ARMED security guard with a gun surveying the pool? In addition, the trash shoot was so backed up, the room it’s housed in was covered in garbage! So much so, you couldn’t even open the door fully. Seems as if there was a lot more interested in paying an armed guard to stand by the pool than to actually make sure trash doesn’t build up for over a week. Oh and also, someone’s car was defaced so be careful if you park here too. Absurd!

I wanted to give a shoutout to Rod for doing such an incredible job at the concierge desk. He’s always on top of everything and genuinely makes apartment living easier. Whether it’s helping with deliveries, answering questions, or taking care of resident requests, he handles everything quickly and with a great attitude. One thing that stands out about Rod is how reliable he is. You can tell he really cares about the residents and takes pride in what he does. It’s always nice seeing someone who is professional, personable, and consistently helpful every single day. Our building is lucky to have him.
