We have been residents of this property for nearly three years. Over the past year, there has been a consistent and escalating pattern of security failures that management has failed to adequately address. There have been repeated package thefts and multiple vehicle break-ins within the garage. Most recently, my husband’s locked truck was forcibly entered and his golf bag and clubs worth thousands of dollars were stolen. It had been left in there just overnight. This was the third time one of our respective vehicles has been broken into, a clear and ongoing pattern affecting residents. Building entry points and security doors are frequently broken and often remain unrepaired for extended periods of time. There is no surveillance coverage at building entryways, hallways, or within the parking garage. While the property advertises 24/7 surveillance on the first three floors, the fourth floor — where we reside — does not have surveillance coverage. This discrepancy is material when evaluating tenant safety. We have raised concerns regarding security deficiencies on multiple occasions. Management’s response has consistently been to reference signage advising residents not to leave valuables in vehicles, rather than addressing systemic access control and monitoring failures. Shifting responsibility to tenants does not resolve the underlying issue of inadequate security infrastructure. At $2,100 per month for a one-bedroom apartment marketed as “luxury,” residents reasonably expect functioning locks, controlled access, and basic deterrents such as camera coverage in high-risk areas. Comparable properties in the Nashville market provide significantly more robust security measures. While the lease may contain standard disclaimers regarding security guarantees, ongoing failure to maintain entry controls and address known vulnerabilities creates foreseeable risk. The lack of urgency or corrective action despite repeated incidents is deeply concerning. Prospective tenants should conduct thorough due diligence regarding security conditions before signing a lease.

Flats at Taylor Place is the best apartment in Nashville. It’s in a fantastic, walkable, and safe location. Neighbors are great and the front office staff truly goes above and beyond. Rebecca and Katie in the front office are extremely accommodating and generous.

Best apartment in Germantown. Leasing office staff member Katie is wonderful! She was so helpful and kind throughout my entire lease.

I have been living at The Flats for over a year and just recently renewed my lease. I am super happy here. Maintenance and the staff are both the best and they respond to requests so quickly. The amenities are nice. The gym is well equipped enough to where I was able to cancel my membership at the Y. This is in one of the quieter spots in Germantown but you are literally steps away from 5th and Taylor, Butchertown Hall, Frankie J’s, Sidecar, Sonny’s. You have access to great coffee within 2-3 blocks of the building. I love being able to walk to everything. There is an awesome dog park just 2 blocks away too. What I appreciate most is they do not nickel and dime with extra fees outside of what’s standard for an apartment (no parking garage fee is the best and very rare)!

I am writing to share my experience as a previous resident of the Flats at Taylor Place, as I believe it is important to provide feedback about such a wonderful community. Unfortunately, I made the decision to move out, thinking the grass would be greener on the other side. Looking back, I truly wish I had renewed my lease for another 13-month term, as my time at Flats at Taylor Place was immensely positive. One of the standout aspects of living there was the office staff. They consistently went out of their way to assist me in any way possible. Whether it was a simple inquiry or a more complex request, their dedication to resident satisfaction was evident. Additionally, the maintenance team was incredibly dependable. Any maintenance requests I had were handled in a timely manner, which provided me with great peace of mind during my residence. Recently, I contacted the office regarding my refund, and I have to commend Amber for her outstanding service. She was amazing, managing to retrieve my information within just a few minutes. Her efficiency and professionalism made a potentially stressful situation much more manageable. In conclusion, I can confidently say that Flats at Taylor Place is hands down the best apartment I have ever had. I highly recommend this community to anyone looking for a place to call home. Thank you for fostering such a welcoming and supportive environment for residents.
