Loved the convenient and safe location. Communication was always an issue. Accused of stealing out of the mail room at one point. Cops threatened all before I demanded we all watch the video surveillance showing that it was an UNKNOWN man still no idea why I was accused. As a black women, having the cops threatened for no reason was a horrible experience. I believe the leasing officers name was Theresa. After moving out in spring 2025 I was advised via email statement that a large deposit was owed to me in September. The funds have still not been received and the communication is non existent.

DO NOT LIVE HERE. ROACHES & BAG MANAGEMENT. As the review before mine said this company has 0 accountability, 0 communication or organization skills. For 1000$ a month you would think the company knows how to operate. I have everything screenshotted. As a first time renter from the very start I was not explained all the information needed and a lot of key info was not relayed to me (her response to this btw was “ I don’t know what to say about that). On top of that my floor reeked of weed every day and nothing was done. I had 2-3 roaches pop up every month. (Pest control showed up 1 time out of 6 months I was there). I did a maintenance request to fix my plumbing and specifically asked for the guy to call me before entering. He illegally entered my apartment without my permission and the issue wasn’t even fixed. EMILY ROJAS the rude manager obviously has no idea how to run a company and lied to me multiple times. . I’m not sure who gave her this position but it needs to be reconsidered. I asked her multiple questions via email none were answered unless I went up to office and when I did I waited 3 hours and nobody was there. Similar like the review below I asked where my deposit will be refunded she proceeded to tell me "I dont know" while she said she was looking at the ledger balance itself. When I dropped off the keys to discuss the bad experience and started trying to have a conversation and 1 minute in she had a mental meltdown and started screaming at me like a mad women for trying to relay my BAD EXPERIENCE. I left feeling embarrassed for not only her but the company that employs her.

Our stay at The Adam's Apartments was anything but basic. It has an old world meets modern luxury feel. It has everything you need including a washer dryer, downtown dining, and close to the Art District. My favorite part is the veiws of the Arkansas River.

From the moment I spoke with Theresa, the apartment manager, I knew I was in good hands. Theresa was very knowledgeable and thorough regarding the building's history and the rental process. All my questions were answered, from start to finish. Theresa's kindness was terrific. I would highly recommend her; she is a great people person and a great manager.

DO NOT RENT HERE! Rose Rock (management company) uses very duplicitous tactics with its tenants. It was nice at first until you give notice to vacate, then they use unsavory tactics to get you to stay including threatening with legal action. **RENTER BEWARE**
