I have never experienced such poor property management. For 48 hours, I’ve been trying to reach the regional manager about a serious mice infestation, and there has been no response whatsoever. Tenant concerns clearly are not a priority for this company — despite living in unsafe and unsanitary conditions, they treat urgent matters as if they don’t exist. I had no choice but to call the health department to report the infestation because management refused to address it. It seems impossible to get in contact with anyone who actually cares or has the authority to fix the issue. This is not just inconvenient , it’s a health hazard, and the lack of accountability is unacceptable. I strongly do not recommend renting from this management team.

Unfortunately, the only good things I have to say about this place is it’s a good location to get to places on foot. I’ve been here now for almost 3 years. What used to be one or my favorite complexes in town is quickly moving down to least favorite. They recently changed office staff and mainstanfe staff and what was a 5 star rating has moved down to 0 stars. I pay almost $1500/month to live in a complex with outdated units, old carpets they refuse to update, A/C units that don’t blow cold air whatsoever, there is always a plumbing issues where toilets remain clogged & backed up sewage leaks into the shower. Under the Ohio Revised Code Section 5321.04, landlords must maintain all appliances and fixtures (including A/C) that are supplied or required to be supplied in the rental agreement. If A/C was working when you moved in, the landlord MUST repair it if it breaks. Has the landlord fixed my A/C unit that was properly working upon move in? They sure haven’t. I’ve sent now 5 maintenance requests to have this fixed & the maintenance staff continues to mark it as closed/resolved when no one ever stepped foot in my unit. Another thing I’ve also noticed is the amount of car break-ins that take place in the paid spots located behind the clubhouse. There are no cameras back there so you’re really putting your car at a disadvantage. There were a total of 6 car breakins (including my own) within the last 12 months. When you attempt to contact the property manager, your emails and calls both go unanswered. The front door box for visitors has been down for almost a year at this point. The complex made a huge deal about us downloading an app & signing up just for that to go nowhere. When you ask for updates, your met with “it’s still in progress”. I personally will never recommend Oakwood Properties to someone else again. If the slumlords cant take pride in their properties & ensure proper preventive maintenance takes place, why should want to live here when we are all paying way too much for the value that’s offered here? Saying I’m disappointed would be an understatement.

Within weeks of moving in, River and Rich announced that they are removing the Sway Mobility car share. This is our most important amenity, and quite literally the defining reason for choosing this property. Without the car share available, this apartment is much less valuable for the price. Edit: apparently amenities need to be profitable for River and Rich to keep them... I'm wondering how much money the gym makes, or the pool. Oh right, none. Congratulations, River and Rich on eliminating the one amenity that set you apart from the dozens of other apts in the area. If any of them provide a car share, I'm definitely moving when my lease is up. Edit #2: I thought moving to an apartment would be a nice change from homeownership. Not having to mow the lawn, or shovel snow. It's been 3+ days since the last snow and nothing here has been cleared. Steps are icy, snow covered, and dangerous. This is the major snow of the year and the second time nothing was cleared or salted. Not only is this dangerous and unacceptable, it's also illegal in the city of Columbus.

Ikram Ismail is seriously the BEST! She has been so amazing to work with, always goes above and beyond my expectations to make sure that my experience living here is amazing. The experience of living in this community has been so great! There is so much to do in this part of town, my only regret is not moving here sooner! 10/10 recommend!

my mom and i lived her for 2 years. it was a great community ! the people were nice , but kept to themselves. the walls are super thick and the entire 2 years we were there, i never heard anything. my mom has, but only when it was completely dead silent. it was ALWAYS clean, and maintenance is incredibly fast. anytime we had an issue, they were over that day or the next. the office staff is also incredible. i can’t remember the leasing agent that works in the office, curly hair super pretty, but she was always so sweet. the only reason we left is the rent price :/ we probably would’ve stayed for the foreseeable future !! my mom is interested in returning at some point. it’s just not for us right now. but hands down , one of the best properties i’ve lived at ! :D
