Today, I had the opportunity to tour LC RiverSouth. Absolutely beautiful. I learned today that they have 9 buildings surrounding the downtown area. Each with its own style and smell. One building in particular was very inviting. From the smells, lighting, and decor. The other building was nice, I am not sure if I was feeling the hallway. The hallway was missing that welcoming vibe. I toured two other apartments virtually. They were big and spacious. Exactly what we were looking for. I am definitely feeling the vibe of some of the apartments. Although we are still looking, this place has a lot of great things to offer.

I’ve genuinely enjoy living at LC River South, especially the Annex. The maintenance team is awesome, most of the office staff is great, and the property manager is a rockstar—super responsive, communicates well, and actually follows through (which is rare air in apartment living). This is a huge property, so yeah, sometimes simple things get missed. But when you bring something up, they usually listen and fix it quickly. Now for the real talk: • Elevators go down more than anyone would like, and repairs can take forever. Annoying. • Electric bills are brutal. The property uses Nationwide Energy Partners, a third-party utility company created by the same founder as Lifestyle Communities. They buy power and resell it to residents under Ohio’s submetering rules (aka a loophole situation). Translation: while rent is reasonable, electric bills can easily be $300+, there’s little transparency, and zero arguing it. Hands-down the worst part of living here. That said—the location is unbeatable. You’re in the heart of downtown, close to everything. Festivals, riverfront, events, food, nightlife—it’s all outside your door. If you hate crowds, noise, or a random 5K blocking the street, look elsewhere. If you love Columbus and city energy, this place delivers. It feels safe, the community is solid, and my favorite part has been the residents. I’ve met some really great neighbors here. Bottom line: elevators and electric bills will test your patience—but the people, most of the staff, and location make this a really good place to live. Just budget for electricity like it’s a car payment.

I’ve lived here for about 9 months and in those 9 months I’ve never had more problems than with this place, it’s always something. I live in the Beatty building and since I’ve moved in July 2025-Feb 2026 I’ve had: 1) an issue where refrigerant was leaking into my apartment from the HVAC. I was actually throwing up that day and wrote an email to them after they alerted me there was a leak. Mind you no accommodations were made and a few moments after the leak I was told it was safe despite me having physical reactions. I mean come on even maintenance told me to air out my apartment (but also how because the windows don’t open???) 2) they literally NEVER clean the snow outside. I’ve had to call the city because it was about 3 days after it snowed and it was completely covered still. It’s seriously a liability and I can’t believe no one has gotten hurt yet. Again, I emailed them- and nothing useful came of that. 3) the elevator is always broken. Since moving in the elevator has been out of service for WEEKS sometimes. From what I can recall it’s been maybe about 3x so far in my lease term. Again, I’ve reached out to see when it would be fixed and yet again- nothing came of it until way later. 4) this just happened last week which is what even prompted me to write this review. Residents of the Beatty building floors 7 and below in Feb 2026 had extensive damage to their property and belongings due to a pipe burst. I feel so bad (luckily my unit was not affected)- it was only one side of the building. I had a conversation with someone on the 7th floor and they said that the complex wasn’t paying for any damages to them and only moving them into the Annex. Knowing them, I doubt they even changed rent prices or made any accommodations. 5) pretty minor compared to everything else but my shelving in the closet fell off the wall twice. Like the drywall started coming off / being pulled off the wall. 6) Also another minor issue but the recycling is always overflowing and so it constantly smells bad. For the amount of money I pay for rent at these “luxury” apartments this is unacceptable. This is by far the worst housing situation I’ve ever had. Do not sign a lease here and if you do make sure you READ THE FINE PRINT!!! The attached are pics of the water damage I had readily accessible. I’ll upload my emails soon.

I’ve had a generally positive experience living here. The location is convenient and the overall layout and design of the units feel modern and well thought out. The space works especially well for a small family and the atmosphere is relatively quiet and comfortable. Maintenance has been responsive when issues come up and that makes a big difference in day-to-day living. The common areas are usually kept clean and it feels like there’s some level of care put into the property. That said, there are a few areas that could be improved. Communication from management isn’t always as clear or timely as it could be and there have been moments where follow-up was needed. Depending on your neighbors, noise can occasionally be an issue but that’s fairly typical for apartment living. Overall, it’s a solid place to live. It’s not perfect but it offers a good balance of comfort, location and livability. I’d recommend it to someone looking for a practical and decent apartment option.

I’ve lived at LC Riversouth for about a year now and overall have had a really positive experience. When I first moved in, there were a few things that weren’t in the best shape, but the management team truly listened to my concerns and worked quickly to make everything right. Their responsiveness made a big difference and showed they care about their residents. The location is excellent and very convenient, and having parking available in the building is a huge plus. The gym is well-maintained, the apartment layout is honestly perfect for my needs, and the community spaces are clean, comfortable, and great for relaxing or working outside of the apartment. I’m happy I chose to live here and would definitely recommend LC Riversouth to others.
