I've been here five years now and thought it was time to leave an updated review from my previous one. I still love Park Avenue and living in DTLV; there's no place I'd rather be, especially for the great value / price. I lived in a unit on the top floor my first year, transferred briefly to AZ for work, and when the opportunity to transfer back came that same year, I took the only unit remaining at the time (this time on the bottom floor). Heat rises, so in my experience on the top floor the AC was on much longer during the summer, but my place on the bottom floor is shielded from the direct sunlight, with trees and vines in the little yard out front. As a result, my power bill is rarely over $25 since I rarely use the AC. I recently had maintenance change one of the light bulbs in the kitchen area that I couldn't change myself. That was the first maintenance-related issue I've had in a few years here. Josh was polite and helpful. There are a few times per year when water is briefly turned off when they are working on a vacant unit, but we're notified in advance, and it doesn't last long. There are technically eight "sides" to the building, since you'll either be on the inside facing the pool / courtyard, or on the outside facing Carson Avenue, 7th Street, etc. The pool and cabanas, fire pit, and lawn games are fun if you have friends over. You're so close to everything in DTLV, including three small grocery stores within six blocks, and Fremont Street is right there for absolutely every entertainment and food option you want. Finally, Elizabeth has been the Property Manager since I moved here five years ago, and she's wonderful with anything that comes up. Again, nothing ever comes up, so I only encounter her or maintenance in passing, but seeing them at the social events here throughout the year is always nice. If you compare the rent here to other places in DTLV, like "micro apartments" (no thank you), you'll find this is probably the best value in DTLV for the price and location.

Small hidden Gem in the downtown area. To the space all the way to the community in the building itself is great. The building management does a great job of maintaining every unit and every tent!! From hosting small get togethers for everyone in the building to even having small conversations with them makes this place so special and why I enjoy every month staying here!!! Never would I thought a 375 sq foot studio would feel like home to me but it does. Everything that comes with it, is just a plus in my book!!

Such a great little place in downtown Las Vegas. Container park is right across the street and Fremont Street is just a short walk away. Biking and walking friendly for those who don’t drive. If there are any problems, maintenance is always quick to come and fix it and the workers are always friendly. Elizabeth and Stephanie are in the office, you’ll always be greeted with a smile and they’re very responsive. It’s an older building so some water issues occur but they do their best to fix them right away and always let you know if they’re going to be working on anything in the community. The community itself is wonderful, access to grills, laundry on site, a pool that’s cleaned often, and a little recreation area where neighbors can gather and enjoy some company. If you’re looking for a smaller place to live, I highly recommend moving here. Also cat friendly which is a huge plus if you have a furry friend.

Water damage, mold, warped floors, neglect from in property to corporate to find resolution. others had slap leaks, denied to inspect it to fix it. They denied to speak to the insurance agent that they require to live here, they don’t to transfers if you have issues. Be aware this is in the foundation on the entire property. They with smile to you but negative. I went over 3 days without hot water, and they were aware while they fixed the same issue in another unit but neglected to inspect my unit. This is illegal and they don’t care about your health. I got so sick from mycotoxins exposure from the water damage it was inhabitable and I had to throw everything I owned away and now they are denying my insurance agent to walk the unit that should tell you beware the foundation here is no good. Cross check yelp it’s bad here

I’ve lived here for almost a year now, the staff is very friendly, the apartment is nice and updated. Maintenance is always timely and friendly. The pool is sparkling clean, and for the price in this location you can’t beat it.
