If I could give more than five stars, I would. Luis, the maintenance guy here, is truly top-tier. He works with diligence, and care and it shows every single time he steps into my unit. He’s incredibly attentive to my apartment’s needs, responds to requests quickly and actually follows through! On top of being efficient and timely, he’s genuinely friendly — the kind of human who makes you feel respected, heard and taken care of, not like you’re “just another ticket.” He brings good energy, clear communication and a solutions-first mindset every time. For anyone who’s had a different experience elsewhere: this is what great maintenance looks like. Period. Professional, kind, reliable, and human. This building is lucky to have him, and residents benefit greatly from his consistency and care.

I’ve loved living at The Flats on Howard for almost 8 years! I can’t say enough good things. Deidre is wonderful - she’s’ always on top of it, very communicative, and you can tell she cares about The Flats and its residents. Any time I’ve needed help from maintenance, it’s resolved right away, and everyone had been so courteous and kind. I lived in a cozy studio for 7 years and loved the homeyness and charm of the space. More recently, when I was wanting more space but didn’t want to leave The Flats, I moved to a two bedroom in the new Howard building. The new finishes, downtown view, and amenities (shoutout to my personal fav, the coffee machine) are great! Lastly, for anyone curious about the area, I really enjoy living here! It’s very walkable to downtown and midtown, and there’s some great local restaurants, coffeeshops, and shops nearby.

Apartment (F-305) This place is a TRUE GEM. I have been living in The Forrest at Flats on Howard building for a year and a half. This got to be the best apartment ever in the Omaha area. If you are looking for luxury, class, and elegance. This is the place for you. I wish to of had stayed longer at this amazing apartment, but because I was done with my studies it was my time to adventure out of town. This place is very safe and the view from the balcony is just spectacular over looking the city of Omaha. My favorite times were spent enjoying coffee out on the balcony every morning watching the sunrise. Very refreshing and stress free atmosphere. The neighbors are very kind and the area is very quiet, safe, and relaxing. The maintenance team is very responsive and the Manager Deidre is really kind and sweet, she’s always there to help tenants out. The room is very spacious with two clothing closets, the kitchen is really cute it had a fridge with an ice maker, dishwasher, microwave, oven, stove, sink, and lots of cabinets to store all of your goods for winter. The apartment has its own cooling furnace with a heater. Plus the full bathroom is very modern. I’m sure whoever will get this apartment will truly be making the right decision for themselves as this place is soo close to to grocery stores, universities, and many amazing restaurants. Enjoy!!! I’ve had a great experience living here. Management and staff have always been friendly, helpful, and quick to respond when needed. The property is well maintained, and overall it’s been a really comfortable place to live. I’d definitely recommend it.

Just came up on 3 years of living here and signed another lease. Deidre the property Manager is spectacular and the new leasing Agent Bekah is superb! A great dynamic they have. Overall maintenance is good about completing work swiftly. Only complaint is the neighbors are noisy but thats less to do with the apartment than the people. Highly recommend living at any of their buildings (lived in sterling, Forrest, row homes, and now the howard) all were amazing. Least fav was the row homes because insulation was not great, got super cold in winters and hot in summers and had to purchase an additional fan. But still 10/10 experiences here!
