I have been living at Nico Apartments for almost 3 years, and my experience has been excellent. The community is clean, quiet, and well-maintained, making it a very comfortable place to live. Management is professional, responsive, and always helpful whenever there is a question or maintenance request. The apartments are well cared for, and the overall environment feels safe and welcoming. I truly appreciate the effort the landlord and management put into keeping everything in good condition. I highly recommend Nico Apartments to anyone looking for a reliable and pleasant place to call home.

I've lived here for 3 years as a graduate student, and this is one of the best apartments I've ever lived in. Also, I wasn't asked to write this review. I'm writing because I've simply enjoyed living here so much! I live on the second floor, which is part of the original building. It seems that it's well constructed because I never hear my neighbors except for the rare item dropping upstairs. My unit on the second floor has almost ceiling to floor windows, which allows for a nice view but can cause big temperature changes in the winter (I like to keep my desk near the windows). My only minor issue with my apartment layout is that the bedroom is located near the front door, so you can hear people walking through the hallways if it is real quiet in your apartment, like at night. This isn't really an issue of the NICO itself, as I've had this issue at other apartments too with this layout. The property itself is well-managed and clean. Management and maintenance are both responsive. Something nice about the communication between management and tenants is that it's done through a texting system, which allows for quicker chained responses rather than waiting for an email every other day like at other apartments I've been at. The mail and package room is in the basement and is secure. This apartment has no amenities, which is nice if you like to keep your rent "bloat-free" of amenities that are sometimes useless. There is a working elevator, which makes moving in/out easy. There is also a callbox for letting guests up, which is nice. My unit does not have a garbage disposal in the sink, which is completely fine. It does have working in-unit wash/dry, which is amazing. I've had issues with bugs at other apartments, but haven't had any problems with bugs at the NICO due to them doing pest control really regularly. I didn't pay for parking, as street parking was always plentiful. As of March 2026, the streetcar construction is going on and parking has been more difficult, but not impossible. The noise from the construction is a bit of a nuisance, but I'd bet that won't be a problem once the construction finishes. Ruby, the manager of these apartments, is super nice, responsive, and provides small holiday treats and encourages us to participate in raffles and giveaways, such as a March Madness bracket. I think she's doing a great job at trying to liven up the apartment complex community! Overall, really great apartment!! I recommend checking this place out, especially if you're a graduate student at UNMC.

I have lived here for 6 months now and have had a great experience so far. The building is quiet and the neighborhood is nice. Ruby and the maintenance team are always on top of things! Honestly the most attentive property management I have ever worked with. Thanks you guys!!

Great place to live! The apartment units are very comfortable and well put together. I have lived here for almost two years without any issues. The staff is very friendly and responsive to all texts, calls and emails. Highly recommend!

Great experience here, quick maintenance, management is quick at responding. Love living in midtown!
