NOT SAFE for females. I am here in a corporate short term apartment for work. While there are scanning areas to access any aspect of the building between the garage and the apartment building, it somehow does not stop homeless people from getting into the garage and building. I’ve lived here for ONLY 5 DAYS and have already gotten stuck in an elevator alone with a mentally unwell unhoused individual who was asking for my food and money. He then followed me into the building and I had to run down to the second floor for help, where the leasing personnel then chased them away. I have never seen a posted security guard anywhere in the building and during the weekends there’s not anybody working in the building at all, so I am extra thankful that this happened on a weekday. The office will reassure you that the homeless people are harmless and just looking for warmth, and while I am not heartless and that may be the case— I as a young woman personally don’t feel safe being followed around my building and stuck in elevators with men who are asking things of me and are displaying signs of mental distress. I’ve also been finding alcohol bottles on top of and surrounding my vehicle in the mornings. I don’t feel safe leaving my vehicle in the garage, let alone walking from the “secured” building to said vehicle in the “secured” parking garage. I will state that the leasing personnel are so nice and I can assure you that this is out of their control. Somebody within the management company needs to hire security and the Marriott needs to have better security on the parking garage as well. The apartments themselves are nice as well, with beautiful views of the downtown area. If I were a male living alone, I would have no problem living here. But alas that is not the case and I can not recommend living here.

This is great property! We have had multiple apartments at this property for 5+ years. Monica and Dana in the office are pleasant to work with and make the process simple. The maintenance staff does a great job and are very responsive. Top notch amenities throughout the complex and commons areas are clean and maintained. Highly recommend this property for anyone wanting to experience downtown living and entertainment.

I’ve generally taken good care of my apartment, but I was disappointed to learn how move-out fees are handled here. My lease states there is a $75 carpet cleaning fee “if needed.” However, when I asked management to clarify, they confirmed the $75 fee is automatically charged to every tenant at move-out, regardless of carpet condition. I don’t have pets, and I’ve kept the carpets clean, so I expected the lease wording to mean the fee would only apply if extra cleaning was necessary. Instead, it seems the fee is mandatory for everyone, which feels misleading compared to what’s written in the lease. Future renters should be aware that you will be charged this fee no matter what.

My experience residing at Capitol District Apartments was mixed. The location in downtown Omaha offered convenience and views but also came with its set of downsides. Firstly, while the building itself had security measures in place, incidents of theft within the premises were unfortunately not uncommon. This aspect impacted the overall sense of security and comfort, I had my important packages sent to my parents house instead for this reason. Secondly, noise levels were definitely an issue, something I was misled on when I asked about it while touring the building before moving in. Being situated in a downtown area meant that the noise from traffic, nightlife, and construction projects often seeped in through the paper thin walls making it quite loud, especially during weekends or late hours. Additionally, the garbage chute system faced regular backups and the smell of people smoking was also very potent in the hallways and the elevator at times. I did appreciate how clean the building itself was maintained. The cleaning crew always did a very good job and maintenance issues were always resolved within a few hours as well.

I have lived in Capital Building for the past year and it has truly been the best part of moving to Omaha from San Diego! Such a safe, clean and thoughtful management team! I absolutely loved it and wish I did not have to move. My apartment faced the courtyard with a balcony as had the best view of the night life and all the fun activities during the day. One of my favorite things of living here is walking into the building after a long day of work listening to the pipped in music and we also had live entertainment in the lobby! Just a great way to put a smile on your face after work and heading up to your apartment! Thank you Captain District Management team for such an awesome place to live for the past year.
