This apartment community is truly one of the best in downtown, with fantastic amenities and a great overall living experience. However, what really sets it apart is the exceptional property management team. From the very beginning of my apartment search, the leasing office was warm, attentive, and incredibly helpful, especially Madi. She was consistently available, accommodating, and patient, showing multiple apartments and responding promptly to every question and request. Her professionalism and kindness made the entire process seamless and enjoyable. I would highly recommend this building to anyone looking for not just a great apartment, but one of the best property management teams you’ll find.

We moved in a few months ago from across the country. We looked at 10 buildings with 365 Nicollet being the second one we looked at. All of the remaining buildings we toured, we continued to compare back to 365 - our clear winner. Madi’s tour was personable and bubbly and didn’t just feel like a quick number. Doing paperwork and move in and delivery from across the country, with my 828384 questions, the team was polite and kind and gracious. Moving in and settling - Josh, Diana, Madi and the entire leasing team have been hospitable and friendly and worked to provide any answers or recommendations we needed. They communicate regularly with residents and are working to host some creative and cool monthly resident events. Bruce, Drew, and the maintenance team have been outstanding - they are quick in response and efficient in their work. Also, shoutout to entire Concierge Desk team - they are friendly and greet with a smile and a lovely welcome to the building. Look forward to continued focus and on residents, the building, amenities. Thanks 365 Team!

I have lived at 365 for over three years. Under the previous management, the community was well-run and personable. Unfortunately, since Waterton assumed ownership, the quality of living here has declined significantly. Amenities that were once a highlight are now poorly maintained. The golf simulator has been out of service for months, and while the hot tub has recently reopened, it often has a strong odor and cloudy water. Common areas are consistently dirty: the parking garage is cluttered with personal items and smells unpleasant, dog waste is frequently left unattended, and the lobby carries a garbage odor masked by overpowering air fresheners. Security and communication have also deteriorated. Residents were not notified of a serious incident involving intruders and harm to staff, and attempts to report suspicious activity are hindered by automated phone systems that delay reaching the front desk. The sense of community has diminished as well. Previous staff knew residents by name, but now the leasing office feels impersonal and disconnected. At the same time, rental prices have increased dramatically, with some residents reporting renewal hikes of up to 50 percent. Waterton advertises “luxury living,” but the current reality does not reflect that promise. Given the rising costs and declining standards, I cannot recommend this property to prospective residents.

⭐️⭐️⭐️⭐️⭐️ I’ve had such a wonderful experience with the team at 365 Nicollet. The leasing team has been exceptional. Madi in particular has been amazing and helped me do a long distance move without seeing the property until my move in date. She is kind, responsive, professional, and genuinely cares about residents. Every interaction with her has been easy, thoughtful, and supportive. Dianna has also been fantastic and a pleasure to work with and a big help with my move in day. Huge thanks as well to Drew and the maintenance team, they’re efficient, communicative, and always handle requests quickly and thoughtfully. And finally, the doormen and doorwomen deserve a special shout out. Everyone at the front desk is consistently welcoming, friendly, and makes the building feel like home. It’s rare to find an apartment building where every team from leasing to maintenance to front desk is this consistently great. This community is very special and I have lived all around the country!! Highly recommend!

I very recently moved in to 365 Nicolett and have to say this has been one of the most seamless and stress free moves I have ever undertaken. And I moved across the country so that says a ton! The entire staff went out of their way to be helpful and accommodate my needs. Angela, Jacky, Tara and the front desk team have gone above and beyond to make me feel welcome. My apartment was gorgeous upon move in, the utilities were in place, the concierge services even brought my packages up so they were waiting when I arrived, and they even offered to grab me some groceries! They have also helped coordinate my furniture deliveries while I worked! The building and amenities are top notch, my view is breathtaking, and every one of my neighbors have been so kind. As a single woman moving alone to a city I felt a bit nervous to be on my own but the building is ridiculously secure and I feel like part of a community. I honestly can’t say enough good things!
