BYOUNGKOOK PARK 4 months agoI was a previous tenant and had a disappointing experience with the security deposit process after move-out. I understand that the apartment required additional cleaning to be returned to move-in condition, and I accepted the general cleaning charge of $281. However, several other deductions appeared excessive compared to the actual condition shown in the photos. I was charged $553 for carpet replacement, representing 80% of the replacement cost, due to a small localized stain. It was unclear why professional deep cleaning or localized repair was not attempted before replacing the entire carpet. In my view, at most, this situation would have warranted a portion of carpet deep-cleaning costs in addition to the general cleaning fee, rather than a full replacement charge. I was also charged $315 for bathtub refinishing. During my tenancy, the bathtub did not fully drain water at the bottom area, which naturally caused minor staining over time. The spots shown in the photos appeared consistent with this condition and seemed potentially removable through cleaning rather than requiring a full refinish. Also, The bathtub coating also appeared to show signs of natural aging and peeling over time, which seemed consistent with normal wear and tear rather than tenant-caused damage. In addition, after only one year of occupancy, I was charged $191.07 for wall painting (33% of the total painting cost). I was surprised to see a painting charge applied after such a short tenancy, as repainting is commonly considered part of routine landlord turnover rather than tenant responsibility. While I understand that additional cleaning was required, the overall deductions still felt excessive relative to the actual condition shown. Based on my experience, future residents should make sure the unit is cleaned to an extremely thorough standard before moving out and document everything carefully, as even small or cleanable items may result in significant deductions from the security deposit. I hope management reviews its move-out practices to ensure charges remain fair and reasonable.
Hanh Truong 2 months agoZen and Michele from the leasing office were super helpful and patient in assisting me with my lease at 6J and sorting out any issues right on the spot. The staffing team overall responds quickly and offered tours that fit my schedule, which really helped me make my decision during my apt hunt. (Thank you all so much!) As for the apartment, you can tell the team is diligent in cleaning the interior and exterior of the building. The neighborhood is fairly calm and quiet, and it has great access to stores and restaurants within walking distance.
Cheng Xuan a month agoAs a new tenant, I want to express my gratitude to apartment manager, Michele. After moving in, I realized my initial unit had some noise from trash trucks and very bright light in the morning — something I hadn't anticipated and that quite affected my rest since I tend to sleep late. After I shared these concerns, Michele was very helpful. She quickly coordinated a move to a different available unit and pushed the process through so we could transfer smoothly within a very tight time limit. We are loving our new unit right now, besides the facilities like the pool and lounge are excellently maintained. We’re looking forward to our life here!

They were professional, clean, and clearly take immense pride in what they do. I especially appreciated how communicative they were throughout the entire process. It’s a pleasure living here knowing the maintenance team stays on top of everything so well. I also want to recognize the hardworking custodians throughout the complex—they keep the property in top-notch condition and their dedication doesn't go unnoticed. Thank you all for the hard work!
P S 11 months agoLived here for about a year and nine months. The first year was great, brand new housing and everything seemed fine. However, things changed notably after the management team was replaced, which was one of my reasons for moving out. First, describing S&J on their web site as a "luxury apartment community" is misleading. While the apartments are average and functional, they're clearly designed to maximize the number of residents per building, not luxury living. This term seems primarily used to justify higher rental prices. Additionally, labeling studio apartments as one-bedroom units due to the "Japantown vibe" felt deceptive and confusing. What I liked: My unit featured large windows and a spacious patio, providing beautiful sunset views daily. Amenities like the gym, pools, cafe & restaurants, Ninja Market, and nearby authentic church significantly enhanced the living experience. The overall environment around the apartments was pleasant and meaningful. Apartments were quiet. I never heard neighbors through walls. The service team maintained cleanliness exceptionally well and promptly handled any maintenance requests. Conveniently close to SJC airport. What I didn't like: Mail Room Issues: Overcrowded mailroom, packages often misplaced or left inaccessible. One of my packages was stolen. The management confirm it was stolen, they check cameras. Promised reimbursement never materialized. Parking Problems: Significant difficulties for those with a second vehicle. Securing a reserved parking spot was challenging. Street parking on Taylor, 6th, and 7th Streets was unsafe, frequent car break-ins. Pests: Giant cockroaches frequently seen outdoors, making evening walks unpleasant. Safety Concerns: Dumpsters on 7th Street often blocked garage exits, creating hazardous conditions. Frequent Apartment Checks: Excessive 24-hour entry notices every 2-3 months felt invasive. Garage Door Issues: Frequent malfunctions of garage entrance doors left the parking area unsecured overnight. Inconsistent Enforcement of Rules: Rules were overly strict yet inconsistently enforced, causing unnecessary stress. Unfair Towing Practices: The parking system was notably problematic. My vehicles were towed twice without proper verification, even from my paid reserved spot. The management insisted on QR code stickers placed visibly on car windshields. Because I dislike stickers, a pease of paper with QR code i got from S&J, that I basically put under the windshield. That sometimes slipped out of sight, or i forgot to put it back after driving, which resulted in towing. Towing companies didn't verify vehicle and appeared overly eager to tow, possibly for profit motives, causing substantial inconvenience and vehicle damage each time. I noticed many time security team, walking over parking, looking for cars, i assume they text to towing brothers, and they tow your car and can to get cashback. I cannot find any other logical explanation for this cruelty. The inability of the new management to negotiate. This applies to both the extension of the contract and its terms and options. They have to find new tenants, and the apartment is empty for at least a month or two, and as a result, they lose even more money. The contract itself is poorly written, a bunch of pages with a bunch of nonsense and paperweights. At least 6 pages in the contract are dedicated to "Know your rights" and "Rental Regulations", it says this, but the building does not participate in this program. Why attach this to the contract? To confuse the eyes? Conclusion: I'm glad I moved elsewhere. My new place offers significantly safer surroundings, better parking options, and greater value for similar pricing. Considering all the additional expenses and anxiety caused by the parking and towing issues at S&J, renting a house with a two-car garage would have been easier and possibly cheaper. When exploring new living options, property managers confirmed that the problematic towing practices at S&J were highly unusual and unacceptable elsewhere.
