I've lived here for over seven years now and overall, have enjoyed the experience. The floor plans are excellent and definitely the highlight. And compared to the other apartment complexes in the area, the rent is reasonable... by San Jose standards. There has been some nickel and diming lately though; they recently started charging for parking, making me pay for Comcast's internet that I definitely don't want, and I'm not entirely sure what the technology connect fee that I'm now paying for is, but there it is. They recently freshened up the hallways which now stay cleaner than the nasty old carpets. Sound insulation between the units is very good, except between floors where the neighbors above can be heard. The central courtyard is nice with a pretty cool pool and gym that I'm sure I'll use 'real soon now' looks good. They are pet friendly, although I wish they would do something about the fairly obnoxious yipping of little dogs. The staff is mostly fairly good. Iza is extremely responsive and very friendly, and the maintenance team are quick to respond to any issue and are professional. But there have unfortunately been some real nightmare staff in the front office too who were rude and couldn't care less about tenants. As far as some of the other reviews on here, I can't say I've ever experienced and pest infestations others have, so my building may just be better off. Never personally experienced porch pirates, but I don't doubt it either; some of the people who live here will quite stupidly let anyone into the buildings. Anyway, all in all its a good place in a good location and I'm planning on sticking around for awhile.

I’m moving out early due to a severe roach infestation that management failed to address for months. I documented everything: videos of nests, roaches on my carpet, sofa, patio, and common areas. Last week alone, I counted 15+ roaches in under 10 minutes. This is not limited to one unit, it’s throughout the property (mailroom, elevator, landscaping, walls, etc.). No matter how clean you keep your home, they’re coming in from outside and through plumbing. Despite multiple emails over several weeks -with photos and videos- I received no response until I reported the issue to the city. They responded faster than management did. Pest control here is reactive, not proactive. They only treat units you report, not the property as a whole. Other ongoing issues: * “Reserved” parking is frequently taken with no enforcement * During rain, non-residents access the garage, forcing paying tenants to park elsewhere or risk tickets * Towing is no longer enforced. Per Rebello Towing, Avalon revoked garage access in Jan 2026 * Management is largely unresponsive (my emails went unanswered for 11 days until I escalated to the city) * Poor handling of shared spaces and disturbances For ~$3,000+ for a one-bedroom, this level of neglect is unacceptable. If you’re considering living here, take the pest and management reviews seriously. But on a lighter note? This might be the perfect rental for a snake owner :) they’ll have all the bugs and roaches to pick from!

The apartments themselves are nice and the location feels safe, but the service, leasing office, and management are extremely disappointing. Management is rarely available and often fails to properly research or resolve issues. Utilities for a 2-bedroom apartment can range from $800–$1,000 per month, despite only one person living in the unit. Several apartments have roach infestations, gym equipment is frequently broken, and the gym bathrooms are consistently dirty. Amenities are severely restricted. Residents are not allowed to host gatherings at the fire pit, and the clubhouse is closed roughly eight months out of the year. Reserved parking costs $184 per month, yet enforcement is nonexistent people park wherever they want, often leaving residents with no available parking despite paying for a reserved spot. Rent increases are excessive, averaging $300–$800, and pricing appears to be manipulated as leases near expiration. Rates are raised during renewal periods, only to drop shortly after residents are locked into new leases. After living here for 2.5 years, the frustration has only grown. When residents raise concerns, management responds with what feels like retaliation conducting frequent unit entries 2–3 times per month, often citing fire inspections as justification. This constant intrusion feels unnecessary and invasive. Overall, while the property itself has potential, the management practices and lack of accountability make living here extremely stressful and I’m sure after this review they will retaliate but it’s all fact based

If you check the recent reviews, you’ll see most of them are 1 star. My experience has been pretty much the same. The apartment isn’t well maintained and it’s often dirty. There’s basically no on-site management. If you want to talk to the leasing office, you have to make an appointment, which is already annoying. When I called, it went to voicemail and I didn’t hear back for 3 weeks. By the time they finally got back to me, the issue had already passed. When I said that, the staff responded with something like “glad it worked out” in a pretty passive aggressive way and ended the call. Maybe I took it personally, but it didn’t feel like they saw a 3 week delay as a problem at all. There are also cockroaches around. Maintenance does fix things fairly quickly, so that’s one positive. Parking is a big issue. You have to pay a monthly fee just to get a parking spot, even if it’s not reserved. Even then, there are times when no spots are available and you have to park on the street. I thought about reserved parking, but I’ve heard even those spots aren’t enforced, so you’d have to deal with it yourself. This is just my first year here, but based on other reviews I’m also worried about rent increases. Overall, I wouldn’t recommend living here.

If you enjoy living with roaches, this might be the place for you!! You will see them everyday in your kitchen and management will definitely ignore your friendly request to address this issue. What to discuss your concerns with real person? haha wish you best of luck. You’ll also pay over $180 for parking, yet still struggle to find a spot. If you work and come home late, you won't be able to find a spot to park, but have to park in spaces that they've set aside for "future residents touring the property." Just don't forget to get up very early the next morning to move your car out of their way otherwise your car will be towed :)
