Derick Tulio at Avalon at Cahill Park is an excellent example of good service. He’s always happy to help even though they are extremely busy here and have many units and customers to serve. He’s a wonderful asset th the maintenance team. We have had the fortune of knowing of his work for some time as he was also at a previous complex where we lived.

The leasing office is basically all AI and the actual people who work here don't bother to answer emails and calls. Ever since I moved in the maintenance has been poor and bordering negligent. They have not answered emergency calls even when someone was stuck in the elevator and I had to call emergency services. I had a bunch of faulty things with my apartment and submitted maintenance requests, they took 3 weeks to get me a microwave that works, and then installed it without the door and had to reattach the door and install it again...

Update: The leasing office is the worst here. People in office won’t ever reply on time and everything is always delayed. Have to keep ringing or mailing for a single tasks. Not once a task can be completed in a single attempt. Have lived in Morrison before and it was 10times better than here. It’s been 6months living here and the only good things are the apartments and location. Otherwise the admin process is very tiring. The people in the maintenance are really good and helpful. I have a had good experience with Raymi and Bryan. They respond quickly and talk very politely whenever they visit. Edit 16th Jan 2026: With every passing month my experience with Cahill is getting worse. They have the least communicative admin team here. The people working have no clue of managing things here. They are always confused, or unaware of the procedure and will say we will get back to you, but never will. They have broken appliances here, for example the lift in our building has been having issues for the past 6months since we moved here, and no permanent fix has been done. The inspection of that elevator is expired, and it breaks down every week. So basically we are living here with 2 days of inactive elevator for a 4 th floor apartment 🙃. Also the person whoever is replying to this thread, don’t do it for formality, if you really care about your residents, actually reach out to us and help us solve the issues. Your false promises are of no use to us.

Cahill has the best community in Avalon and the rooms are very spacious. They also have a lounge with 8 ball pool game. They even host some parties like BBQ etc. Jessica is our manager and she is very kind and generous.

Avalon at Cahill has been my home for 2 years now, and the community has been really wonderful. The apartments are nice and up to date. Amenities are good (even if they removed the hot tub). The real selling point is the maintenance team. Every request has been responded to promptly and the team even checks in sometimes to make sure repairs are working.
