Apartment management company (C&W) was foreclosed on, then did not return my deposit or send a move out statement. Cannot reach anybody at the management company or property. Do not move here! A summary of incidents that occurred preceding the foreclosure: - Frequent mail theft - Non-residents loitering in the lobby and garage - Manager unlawfully entered unit without permission or notice, later attempted again - Parking garage frequently in inoperable state - Trash buildup in shared areas - No on-site maintenance or working emergency contact number - Multiple instances of off-leash aggressive breed dogs roaming hallways - Frequent drug use at the property, marijuana being consumed in shared spaces - Foul smell in hallways, especially elevators - Elevator was at one point out of service for three months

I have lived here since 2024, and the previous management definitely made the property less desirable due to poor management and lack of communication with residents. Since October 2025, the property management has changed, and I’ve noticed a significant improvement. The new management team has been making great efforts to keep the property organized and to communicate effectively with residents. Special thanks to Jose and Marina. They are always welcoming and very helpful! The neighborhood surroundings can feel a bit sketchy; however, there are plenty of restaurants nearby, and it is close to BART stations, making it easy to get to SF.

The area seems kinda sketchy. I had a 930a aapt and arrived about 5 mins early. i was stuck outside the building because nobody was in the office and nobody answered the intercom to let me in. I was let in by a resident leaving and i waited a few more minutes for the leasing team to show up for my tour. He was late and i waited about 5-10 more mins for him to settle in. The unit was nice and big enough for my wheelchair but the person that showed me around wasnt competent about the Property at all.. I actually had to ask about the amenities instead of him giving me an actual tour of the property, he tried to take me directly to the unit without telling me about the amenities on site. I seen the outside of the yoga room but again he had no info about that. Kept telling me he was a floater but I've worked multiple jobs at multiple locations and I at least knew the basics about each location. He couldn't even confirm the deposit price and gave me the original Property Manager's card. I asked what was the actual property managers work hours and he couldn't confirm because he also works for multiple locations. After the unit tour, we sat in the office as he texted someone else regarding my questions.. after about 15 mins I requested to just email me the information and I never got that info so I definitely won't be moving forward with this property although the unit was nice.

It’s not possible to give 0 stars but that’s what they get. No site manager, no office hours, no electronic payments. The web site is deactivated. The email is deactivated you literally can’t pay rent or contact anyone, even the call center number just disconnects. Also homeless person living in lobby for almost a month nightly, threatened my self and partner, police will not come and remove the squatter and management is unreachable. Frequent crime in the neighborhood. Anticipate an additional 3-500/ month for undefined utilities and trash fees. Overall a 0.5/10 do not recommend

Fantastic Place to Live – Highly Recommend The Moran! I had the pleasure of calling The Moran home from 2021 to 2024, and I can confidently say it’s one of the best apartment communities I’ve experienced. The building itself may not be massive, but that’s actually a huge plus—it creates a more intimate and well-maintained environment. The staff here is incredibly friendly, responsive, and always willing to go the extra mile to make sure everything is running smoothly. The common areas were always clean, and the maintenance team did a fantastic job of keeping the building in top shape. The sense of community at The Moran is another standout feature. The neighbors are respectful, and there's a calm, peaceful vibe throughout. It’s the perfect balance of privacy and community, which is rare to find. The amenities are excellent and well cared for. The rooftop patio is a great spot to unwind with a beautiful view, the game room is a fun place to hang out, and the yoga room and gym were clean and stocked with everything you need to stay active. Having access to these amenities really elevated my living experience. One of the biggest perks of living here is the fantastic location. The building is just a short walk from Lake Merritt, which is perfect for outdoor activities, jogging, or just relaxing by the water. If you’re commuting to San Francisco, the 19th Street BART station is super close, making it incredibly convenient to get into the city. Despite being so central, the neighborhood itself is surprisingly quiet, which made coming home a peaceful retreat after a long day. In short, if you’re considering moving to The Moran, I highly recommend it! It’s a wonderful place to live with a great community, helpful staff, and fantastic amenities, all in an unbeatable location.
