We’ve been residents at Forma for just over four months and couldn’t be happier with our decision to live here. From the warm, welcoming staff — a special shoutout to Tahlia, Franco, and the overnight security team — to the thoughtfully designed apartments and unbeatable location, Forma truly has it all. The layouts are a particular highlight: our unit is the same square footage as our old place, yet the clever use of space makes it feel twice the size. We absolutely love calling it home.

Forma is truly a great community if you’re looking to experience Oakland and enjoy a high-quality living space with excellent amenities. Here’s my honest breakdown: 1. Staff: A big shout-out to Tahlia, Franco, and the entire Forma team. They’re warm, welcoming, and make the whole living experience feel like home. The support staff keeps the building consistently clean and tidy, and they’re always quick to respond and happy to help resolve any issues. I also want to recognize Marcus and Lorena, who were part of the Forma team before moving on to manage the sister property, The Lark Uptown. All of them are genuinely great people who go above and beyond to make residents feel comfortable and supported. 2. Building Quality & Amenities: Since the building is relatively new, the in-unit washer/dryer (huge plus!) and modern kitchen appliances feel fresh and high-quality. The gym is well-equipped for basic to intermediate workouts—enough to skip an outside gym membership. The rooftop deck and 8th-floor lounge are fantastic spaces for hosting gatherings, and we’ve received plenty of compliments from friends and family on the incredible views. For dog owners, the dog-walk area is super convenient—especially late at night when you don’t feel like stepping outside. 3. Location, Shops & Transit: Being right above 19th Street BART makes commuting a breeze, and having a variety of restaurants, bars, and music venues within walking distance keeps life exciting. Overall: Forma is an excellent place to call home. While Oakland as a city has its challenges, they don’t take away from the comfort, convenience, and sense of community that Forma provides. I highly recommend it to anyone looking for a modern, vibrant living experience in the heart of the city.

I have been very satisfied with Forma so far. It was not easy finding a new home for me, especially when I was new to the Bay Area. So, I'm noting down what I like about it, hoping it may help somebody who are on the fence. First of all, Tahlia - a leasing specialist - is amazing. It was a weekend day and I wanted to view the apartment. I couldn't schedule a tour on your website but I decided to make a call. Tahlia picked up the phone and kindly arranged a same-day appointment - the level of support I didn't see at other buildings. Tahlia did a phenomenal job introducing the apartment and amenities of Forma. She was so thorough, she knew everything very well, and I felt that I could definitely trust her. It was even more surprising to me when I learned that she just started her new job at Forma a week before. By that time, I had viewed 6 houses and apartment buildings in SF and Oakland and Tahlia's tour was the best. No doubt about that. Her support throughout the application process, with some support from Lorena, was consistent with my first great impression. I'm usually thorough with important matters such as renting a place for a year so I had so many questions. Tahlia handled them nicely, thoroughly, and professionally. I think she is a great hire for Forma and I'm so glad to have her in the process of searching for my new home. Secondly, this apartment was built of high quality with amenities that function. Everything worked and minor things that didn't work were fixed promptly. The apartment is actually very new. It was spotless when I took it, which is pretty incredible. One thing I wish could be bettered is the smell in the hallway. Thirdly, the location is unmatched. It's literally next to 19th St BART station and Uptown Transit Center. Finally, my overall interactions with other people in the reception team and other residents have been great. People are nice and respectful.

Great staff, great value, an oasis in Oakland downtown. Tahlia, Franco, and LaTrisse are a fantastic team at the Forma apartments. They are always helpful with day-to-day needs, but what really stands out is how aware and proactive they are. They don’t just wait for problems to be reported—they notice what’s happening around the property and step in to solve issues quickly. They also know the tenants personally and take the time to check in, which makes the community feel welcoming and cared for. Forma itself feels like an oasis in downtown Oakland—peaceful, well-run, and great value for the location. With Tahlia, Franco, and LaTrisse leading the way, it’s more than just an apartment complex, it’s a community.

I’ve really enjoyed living at this apartment! The space is clean, well-maintained, and gets great natural light. The building feels safe and quiet, and the neighbors have all been friendly and respectful. Maintenance requests are handled quickly, and management is professional and responsive. The location is super convenient close to grocery stores, public transit, and a few great spots for coffee and takeout. Overall, it’s been a comfortable and stress-free place to call home. Highly recommend to anyone looking for a solid apartment in a great area!
