Niko was wonderful at fixing our maintenance requests! He took the time to teach us a few tips and tricks, and our pup loved him as well. We have also had help from Ricardo and Cody on fixed an outlet and our window, they were both extremely professional, polite and did everything they could to try and address the request. We’re very grateful to the maintenance team at the Ava!

If you're considering AVA Arts District, here are some things the tour won't cover. In my experience, the management here is the worst I've encountered in any apartment I've lived in across LA. The amenities look great upfront — the pool, the gym, the common areas all photograph well. But once you're actually living here, the experience is a different story. 1.Utility bills I'm a single occupant in a 1-bedroom and have been receiving unusually high Conservice bills since I moved in. Last month came out to $235. I later pulled my meter data and found that the hot water meter was already running before I even moved in — which was a fun discovery. When I raised my concerns with the leasing office, including multiple emails and in-person conversations with the leasing manager Brian, I was told to contact Conservice. Conservice told me to contact the property for a meter inspection. When I brought that back to the leasing office, I was informed that they don't touch Conservice equipment — so apparently no one does. If you enjoy a good ping-pong match, the leasing office and Conservice have really perfected their game. 2.The east side trash room has been out of service since I moved in — we're talking several months now. Trash piles up, the hallway smells, and the bug situation has gotten noticeable. Management has acknowledged it, but the problem remains. 3.The east side elevator goes out of service regularly — at least once a week in my experience. It has now been shut down with no clear timeline for when it'll be back. 4. The referral program feels like a scam. I was supposed to get the referral bonus within 30 days of move in and followed up multiple times over several months. Each time I was told it was pending and would be resolved within a few days. It never was. Their systems seems to have ‘issue’ forever and clearly nobody can fix it. The building has potential and the location is good. But if you're expecting responsive management and straightforward billing, just know that hasn't been my experience here.

Maintenance team is great! Ricardo was very attentive and friendly. He made sure everything was taken care of during routine checks and made sure everything was working well. Miguel was very communicative as well. He took care of our tickets very promptly and replied quickly when we needed. Brian is also very friendly and tries to assist me in various situations. Thank you for your help!

UPDATE on 6/24/2026: Shoutout to Brian for keep pushing for the referral. We finally received our referral bonus today right before the move out date. We were busy with moving around the building and when I checked in with Brian, he was helpful and attentive, I understand process takes time and I appreciate the team being helpful. We will consider moving back here in the future. Again, Brian, Ashley, and Ricardo on the maintenance team, thanks for everything you rock! ------------------------------------------------------------------------------------------------------ This review is for the AVA management. The maintenance team has been incredible. Referral program feels like a scam Our lease started in 2024 and during the 2 year lease, we referred 3 friends to this apartment home because of the referral program. we only got 1 of the 3 referral rewards and the other two just simply “takes forever” according to Brian, the sales supervisor. Brian had been super helpful and I trust that when he said this is the system’s fault it must be the higher up AVA team is giving him a hard time approving these rewards. I don’t understand what’s blocking these requests if the community literally advertises everywhere about the referral program. As we are approaching the move out date we are still working with the team to get our referral rewards, hopefully we will get this resolved soon. The AVA management has the tendency of late reply on “money” related inquiries. I reported an mis charge in 2025 that I was charged double the parking fee, it took them a couple months to correct it and reimburse. For current/future residents, I recommend you follow up with them rigorously, or else they will take really long time to fill the request.
