I had a mixed experience living here. The location is definitely one of the biggest positives. It’s close enough to everything for convenience, but still far enough from the chaos of downtown to feel comfortable. You can easily walk to nearby spots, which I really appreciated. That said, I do want to point out that many of the 5-star reviews here seem questionable. A lot of them come from accounts with no other activity, which doesn’t feel very authentic compared to the actual living experience. Under the newer management by RPM Living, I did notice improvements in response time for certain maintenance issues. For example, problems with the garage gate and elevators were addressed more quickly than before. However, one of the elevators was out of service for about a month, which was inconvenient and one of the main door handle was broken for about two weeks so you kinda had to use your fingers to pull the door with all your strength lol. At the same time, other areas seem to have been neglected. Cleanliness has noticeably declined, elevators would stay dirty for days, and hallways sometimes had unpleasant odors. One major concern is the building access system. Everything relies on your phone (WiFi/Bluetooth), and if you don’t have it, you’re essentially locked out. I experienced this firsthand when I accidentally left my phone inside and couldn’t re-enter the building. I had to walk out of the building and walk all the way to main entrance (you’re on the street) The backup touchscreen at the main entrance didn’t work, and I had to rely on a neighbor at 3 AM to let me in, and even then, they had to escort me to my floor because after the elevator the access is also restricted. This system is very inconvenient and potentially unsafe in certain situations. Another tip: don’t stress too much about deep cleaning before moving out. I spent days thoroughly cleaning the apartment, even areas that were dirty when I first moved in and still got charged a “heavy cleaning” $175 fee. Lesson learned. Management organization could also be improved. I submitted my notice to move out in advance, but shortly before my move, they had no record of it and had to check security footage to confirm. If I hadn’t remembered the exact date and time, I likely would’ve been charged an extra month. Their renewal offer wasn’t competitive, they don’t care in keeping you, in fact, the unit was later listed for less than what they offered me, and the only incentive ($500) came just days before my move out date?? The previous management used to host community events regularly, which made the place feel more welcoming. That has noticeably decreased. Common areas are well maintained but often the patio / grill area sinks were clogged or the plumbing was damaged so water ran over the floor.. I remember during mosquitoes season was hard to stand there with sandals, they need to fumigate the outdoor area during that season. There’s a small dog park, but many residents walk their dogs around the property, and waste is often left behind. It’s common to smell dog urine… and occasionally weed… around the building which is unpleasant. Lastly, the introduction of an Airbnb program has changed the atmosphere, especially on weekends. The pool area can get very loud, and there are frequently unfamiliar faces in the building. It sometimes felt uncomfortable being approached by strangers asking for directions, and from a security standpoint, it’s not ideal. This place has strong potential because of its location and some operational improvements, but there are still several areas that need attention to justify higher ratings.

I’ve had an amazing experience living here! The location is perfect—right in the heart of downtown with easy access to everything I need. The community itself is clean, modern, and feels very safe. What really makes this place stand out, though, is the incredible staff. The management team is always friendly, professional, and quick to respond to any questions or concerns. They genuinely care about residents and go the extra mile to make sure everyone feels at home. The maintenance team deserves a special shoutout—they are fast, efficient, and do high-quality work. Anytime I’ve submitted a request, it’s been handled promptly and with great attention to detail. Overall, I couldn’t be happier living here. If you’re looking for a downtown apartment with excellent service and a welcoming atmosphere, this is definitely the place to be!

I just moved out after living here for 3 years, here's my take on the positives and negatives. Positives: - Very nice location. You're right across from a little HEB and have easy access to the interstates. You're walking distances or a short Uber from lots of restaurants but far enough removed from the downtown hustle and bustle that it's quieter. Access to the riverwalk was less than .25 miles, which I would use as a run route frequently. - I absolutely loved my unit. I had a corner unit on the second floor so I had lots of natural light, and the interior was really nice. Never had a single maintenance issue. Once of my favorite apartments I've had so far. - I always felt really safe while living here. Never had issues with car break ins or running into sketchy/random people in the hallways or other areas. - Awesome apartment gym. I never had a gym membership in my whole 3 years. The other amenities such as the pool and common areas are also nice and well kept. - I thought my move out charges were fair. I had some normal wear and tear to the walls and carpet that I had to pay for (normal after being there for multiple years). But I didn't receive any absurd cleaning charges (although I did a super thorough deep clean before moving out). Negatives: - This is the thing that bothered me the most: The pool can get really rowdy in the summer time. If you get a pool facing view like I did beware. There are days and nights where people bring an absurd amount of guests, blast music, kids screaming, and dogs barking. Sometimes well into the night past quiet hours. No matter how high up you are the court yard magnifies and carries the sound. They've implemented guests passes last summer, but I think more can be done to regulate the noise for the sake of all the residents who have units around the pool. - Frequent changes in management. In the 3 years living here there were 3 different management companies. Some better than others. The current one, RPM, is much better than the management right before them (the previous management group towed my car from my reserved parking spot). I've notice improvements in elevator and garage gate repair times and community events. But it can get rather annoying when you constantly had to change rent payment platforms, and dealing with different management groups not knowing if they'll be better or worse. - Guest parking isn't great. I understood this would be the case living down town. However, you now only have 1 guest parking pass per unit. I remember when I first moved in I had at least 2. - I'm active duty military and when I came down on orders and tried to break my lease, I had a bit of a difficult time. At first they said they wouldn't break my lease until my report date, which was a whole month after I planned to vacate and begin my PCS leave. This is incorrect under SCRA and I had to do a lot of back and forth before they finally honored it. I was really surprised by this, given there's so many service members in the San Antonio area. A very lengthy review, but I wanted to give my honest take after living at Heritage Plaza for so long. Overall, I really enjoyed my time living here! But definitely some improvement can be made.

Heritage Plaza Apartments is a great place to live. The property is always very clean and feels safe, which is something I really appreciate. They also host fun events for residents, which makes the community feel welcoming and engaging. The front desk staff is amazing: Ruth, Jennifer, and Leah are always friendly, helpful, and professional. Highly recommend.

I can't give enough praise to Jennifer! She made my whole moving experience so smooth. She was so professional but also personable which made the experience easy and not all intimidating. She was always ready to answer any of my questions or concerns about the property and didn't take a week to return my calls. She wasnt at all pushy and seemed genuinely caring and attentive about helping me figure out if this was the right fit for me. Every property management group needs like 10 of her!
