We absolutely loved living here! Our apartment was stunning — condo-spec finishes, solid construction, and a truly beautiful space to come home to. The location couldn’t be better, with Whole Foods and Trader Joe’s right across the street, plus direct trail access to Shoal Creek and Lady Bird Lake. The concierge team — Sydney, Brittany, and Will — were incredible. Always welcoming, professional, and willing to go the extra mile to make life easier for residents. One of the best living experiences I’ve had in downtown, and I’ll definitely be missing that view! Highly recommend this community to anyone looking for a high-quality home in a perfect Austin location.

John and Will at the front desk are honestly THE BEST — walking to the lobby just to see their faces genuinely makes my day. They are warm, helpful, and on top of everything. This place would not be the same without them. Ty in maintenance is equally amazing. Beyond being great at his job, he has given me so many recommendations on things to buy for healthier living in my apartment — way above and beyond what anyone would expect. So thoughtful and genuinely caring. If you’re on the fence about this place, let the staff be your reason to say yes. 10/10.​​​​​​​​​​​​​​​​

On May 25, 2026, between approximately 1:35 p.m. and 1:50 p.m., I had an experience at The Monarch in Austin that left me disappointed, especially as someone with a background in customer service and property management. I entered the building to complete an Uber delivery and greeted the concierge or office staff member . Instead of receiving a greeting back, I was immediately asked, “What floor?” with no acknowledgment or basic courtesy. I provided the apartment information, completed the delivery, and on my way out, I said “thank you” and again received no response. I understand everyone has off days, and I’m not expecting long conversations or over-the-top friendliness. However, basic professionalism and courtesy matter, especially in hospitality-facing roles like concierge service. Delivery workers, housekeeping staff, vendors, and others are all helping provide service to residents, and everyone deserves to be treated with basic respect and decency. I’m sharing this not to attack anyone, but because first impressions and customer service standards matter in residential communities. I hope this feedback is taken constructively.

My daughter just moved out after living here for 15 months. The PROS: The way the building is managed is great. Everyone from the concierge team downstairs to the maintenance crew and convenience of the package delivery room is superb. The location in downtown could not be better. Literal walking distance to so many incredible things, including Ladybird Lake, Trader Joe’s, Whole Foods, and much much more. The CONS: Pricing. I will say the price is good for the square footage in downtown but again still very expensive and many of the apartments, including my daughters, are quite dated. I believe they have started to renovate some of the apartments, but my daughters was not renovated with older cabinetry and appliances. Her unit did have newer vinyl flooring. Units with a city view are superior and you will pay more to live on that side of the building. In my opinion, one of the worst parts of living there is the parking garage situation. Parking is $125 per month on top of your monthly rent price. If you happen to return home past 8 PM, you will not have a place to park except on top levels where the pigeons will do quite a bit of mess on your car. The only parking spots that seem to be open are reserve spots which they want you to pay even more money for. Also, they changed the guest parking policy halfway through her lease, which made it impossible for her to have friends over as they had to pay to park past a certain time and if they were only a few minutes late, they would receive a $50 ticket. Her friends did not want to come over to visit at that point. All that being said, the pros really do outweigh the cons if you can swing the high pricing and can tolerate the parking situation. She did enjoy living there overall.

I’ve lived since May ‘24 and have had a great experience living at the Monarch. Apartments are well insulated and fixtures are solidly installed, I particularly love the kitchen found in the 2 Bedroom apartment we live in. I want to give a specific shout out to the concierge team (Sydney, Tera, and Will) who all have helped me since day one of moving to the Monarch. The concierge team has handled everything from food deliveries to guests expertly.
