If you are a working professional who values your sleep and peace of mind, do not lease at The Ashton. While the building markets itself as a premium downtown luxury high-rise, Greystar management operates it with zero regard for enforcing their own lease agreements. For weeks, a tenant on the 34th floor has been running what effectively operates as a nightclub, blasting wall-rattling bass for six-hour contiguous blocks (often from 8:00 PM to 2:00 AM) on both weekends and weeknights. The structural vibration is so severe that it is physically impossible to sleep in adjacent units. The most concerning part is management’s complete negligence. Emails are routinely ignored and it took the Austin Police Department being dispatched to the 34th floor this past weekend for management to even acknowledge the issue. Despite law enforcement involvement, Greystar has allowed the behavior to continue. Tonight (a Monday), the music is so loud that it is visibly disturbing residents on the balconies of The Austonian across the street. The situation has become so unlivable that my direct neighbor (on a separate floor, mind you) literally had to pack a suitcase and rent a room at a hotel tonight just to get some sleep before work. Greystar is perfectly happy to collect premium rent, but they will completely abandon you the second a resident decides to treat the building like a frat house. The concierge staff is sympathetic, but local management refuses to take definitive action. Save your money and sanity—look at owner-operated buildings or a privately owned condo instead.

I don’t even know who owns this place, but it honestly feels like private equity, constantly calling it “luxury” while squeezing residents for money and cutting back on services. We lived here for two years, paying almost $3,500 a month, and when we moved out they automatically tried to charge us a cleaning fee from our security deposit — even though we spent nearly two weeks leaving the apartment spotless. Only after complaining did they say, “Oh yeah, sorry, we’ll refund it.” That shouldn’t be the default. During the time we lived here, they had only ONE cleaning person for the entire building and somehow expected everything to stay clean. Some of the concierges were also rude to delivery drivers, especially those who didn’t speak English well, sometimes sounding classist and even yelling at them. They used to give out small things like cookies in the lobby, which suddenly stopped (probably another cost cut, maybe the coffee machine is next). Nothing says “luxury” like the concierge calling to threaten to tow your friend’s car because it was parked for 20 minutes over their “allowed” time. We also didn’t even have key fobs for a long time and were forced to use a super laggy phone app to enter the building. They kept refusing to give us fobs, until I literally saw the manager using one and asked him directly. On top of that, they successfully charged us $200 for a door issue when we moved out (we give up with complaining), but somehow we weren’t compensated at all for not having a working washer for almost THREE months or more I don’t even remember because they refused to replace it. Overall, this place markets itself as luxury, but operates like a company trying to cut corners everywhere while nickel-and-diming tenants. There seriously needs to be reform in how housing is being monopolized and run in this country. Would not recommend.

I’m going on my 5th year of living at the Ashton. If you’re looking for a new apt in the city, this place can’t be beat. The location is a great central spot. Cristina, the new assistant manager, has been especially helpful in lining up our renewal this month. She’s knowledgeable, professional, and went out of the way to help us keep our current rate. I can honestly say I’ve enjoyed living here. The staff is helpful, the building is clean, and most importantly, I feel safe. Access to all doors, stairs, elevators, and the parking garage are only given to residents. There’s always a concierge staff member available 24/7. Ian and Finn at the front desk are especially awesome & helpful if you ever need anything! I rarely ever hear noise while in my apartment- the walls are thick. My apt faces the city and I don’t hear a thing. The pool views and amenities are great. In the summer, staff monitors the guest count at the pool. I totally appreciate that, as it can become busy on some Saturdays. As far as maintenance goes, their team stays on top of things. If there’s ever something that needs fixing, they respond efficiently within the week. I truly don’t have complaints! I like it here.

New to Austin and v happy to have found a place at the Ashton! Cristina and the team were so helpful and have gone above and beyond to make our move in seamless and make us feel welcome. The concierge team are all superb and facilities / maintenance v responsive. would def recommend. Great views and amazing location 5 stars

Our experience at Ashton Austin has been stellar. The leasing and move-in process was smooth and easy, and was facilitated by friendly, professional members of the Ashton team. We found a floor plan we love with a spectacular view, and we couldn't be happier.
