Company that owns this apartment complex does not have enough help in maintenance or ground support. The staff is excellent, devoted and over worked. Corporate owners, it appears, don’t want to spend the money where they should which makes it very frustrating for the tenant. I give a 10 to their maintenance people and a 10 to their management. The management is fair, accommodating, and caring, as is thr case with the rest of the staff. Very frankly, if it weren’t for the excellent maintenance, groundskeeping, and management staff, I would not have stayed here. One thing I would like to point out. I have not seen one bug in my apartment the entire time I’ve been here. I know it’s because of the management is careful and quickly responds to any bug complaints. Case and Associates needs to put some big bucks Into landscaping and repair of the walkway around the lake. The mud problem in the walkways and the general sidewalks is inexcusable and just a matter that owners don’t want to put the money where they should in the landscaping to prevent this. I’ve seen several tenants slip and I saw one person fall. Someday somebody’s going to be hurt and the management is going to deal with a big lawsuit because they have a history of not spending the bicks on proper landscaping so the mud would be non existant. Overall, the present staffget 1000+ plus in the energy, the effort, the quality and the speed In which they take care of problems and the property in general.

I recently moved from a poorly maintained apartment complex, so I was extremely thorough when inspecting units before choosing Water’s Edge. I inspected three different apartments, and each one was in pristine condition. The property manager handled my move-in paperwork personally and was intelligent, professional, and very detailed in explaining the lease. She provided documentation to note any issues and clearly explained that maintenance would address anything found. That level of transparency and professionalism stood out to me. The apartment is completely pest-free, which is impressive given how common roach and bed bug issues are in many Oklahoma City complexes. I also really appreciate having an in-unit washer and dryer, a dishwasher, and central air in a studio apartment. Thank you for maintaining these apartments to such a high standard. It shows, and it makes a real difference.

Had issues with my old washer and maintenance came and took a look at it. They discovered that the washer couldn't be repaired and replaced it with a new washer. They set up the new washer and it works great. To the maintenance guys i want to say thank you very much and that you did a great job. 👍

I’ve lived here through some rough luck, but I’m giving this place five stars because management has consistently treated me fairly and worked with me even during stressful situations. When a maintenance mistake in the unit above mine caused a major flood that ruined a lot of my belongings, it was a mess for everyone involved, but they still made sure I had a path forward and helped me get into a new unit quickly without extra fees. Another incident—catalytic-converter theft affecting several residents, including my mother—was bad luck, not negligence; they already had regular security patrols, and sometimes things just happen between them. On a day-to-day level, maintenance responds quickly, the grounds stay clean, and despite being near Meridian, the complex feels tucked away and generally safe. A few tenants don’t pick up after their dogs, but otherwise there aren’t the typical “bad apartment” issues you hear about. It’s a small, quiet community with a mix of elderly and disabled tenants, two pools, ponds, and a dog park. Overall, even with the setbacks I’ve had, the staff has always treated me with respect and made it worth staying. It’s a for-profit corporate complex, so of course the lease is built to protect their interests—nothing surprising there. The difference is that everything is spelled out plainly. Even the small stuff, like the optional rent-reporting fee you have to opt out of early, is right there in the paperwork if you actually read it. Compared to other places I’ve lived in Oklahoma—where hidden clauses, negligence, and 'that’s what tenant law allows' are normal—this complex is straightforward. They mitigate risk, they don’t prey on people.
