Positives: The building itself is beautiful, the location is decent, and the on-site maintenance technician was professional and responsive. He consistently did his job well. Negatives: During our tenancy, the unit experienced serious issues, including a major HVAC failure that required replacement and water leakage significant enough to require cutting holes into interior walls. These were not isolated maintenance items, they materially affected day-to-day livability. The property also failed to enforce its own lease provisions regarding quiet hours. Persistent loud music from the surrounding neighborhood was a recurring problem, and management’s response was ineffective despite repeated notice. When we sought to terminate the lease based on the accumulation of these issues, management mischaracterized Fair Housing law in its response. I am a housing attorney, and a review of their position confirmed it was legally incorrect. From a purely economic standpoint, management’s approach was also irrational. The early termination penalties they attempted to impose exceeded what it would have cost ownership to negotiate an early lease buyout and re-rent the unit. Their refusal to engage constructively ultimately resulted in a worse financial outcome for everyone involved. Overall: For the price point, this property was not worth it. The former property manager was among the least competent I have encountered professionally and handled both tenant relations and legal matters poorly. A new property manager who joined toward the end of our tenancy was a clear improvement, professional and pragmatic, but arrived too late to meaningfully change the experience. I would not recommend this property unless management practices have materially improved.

Moved here in the middle of summer 25'. New to CLE as I came from CIN. Nothing but positive feedback to share on my time with the Avenue so far. Units are nice as I'm in the builds that are pre-condo units. The neighbors are all friendly and help create a warm community. All highlighted by Rose who is very responsive and great to work with. Very pet friendly community in downtown CLE.

I drove all the way from Chicago to Cleveland to tour apartments for my move. I had fully confirmed and had email documentation of a tour scheduled at the Avenue District. I get there and literally no one is there. No one at the front desk either. I waited an hour. Apparently some communication mixup… honestly so unprofessional.

We've lived at the Avenue, in multiple units, for over five years and couldn't be more pleased in all aspects. The location is fantastic - close enough to walk to anywhere downtown but enough on the edge of downtown to not be overly loud or busy. The layout/finishes of each unit are slightly different so you can totally find what is most appealing and necessary for you (also - where else in downtown Cleveland are you going to find such large balcony spaces?). The management team who work ON SITE are amazing. They are highly responsive, quick, capable, and kind. We are thrilled to call The Avenue home and think that you should too! :)

I lived here for two years and it was a great place to live! It’s a great location, downtown but easy to access with minimal surrounding traffic. The residents are all friendly and respectful of each other. It’s a community that likes to spend time together and the management would always organize fun events of the residents (holiday party, breakfast mimosas etc) It’s quiet and I never had any issues with noise. It is also not a crowded building so you are never stuck waiting for the elevator. The building is clean and well maintained. The apartments themselves have great layouts with tons of storage space, which is hard to find in apartments these days. Most importantly the management team, including Jenn, Ryan and Chuck, are all incredible to work with! They are responsive, understanding and always willing to help at all hours of the day! If I wasn’t moving out of the city I would have definitely stayed at the Avenue and highly recommend it to anyone moving to Cleveland!
