Living at Archer Apartments has been a great experience overall. The community is clean, well maintained, and feels both comfortable and upscale without being over the top. The amenities are always in good shape, and the property has a quiet, welcoming atmosphere that makes it feel like home. I especially want to give a shoutout to Delaney in the office. She’s been incredibly helpful, professional, and responsive anytime I’ve had a question or needed assistance. Whether it’s quick communication or going the extra mile to make sure residents are taken care of, Delaney truly makes a difference and represents the property extremely well.

I’ve been living at the Archer for just over a year now - I’ve had minor problems such as the heat going out for some days last winter, issues with the front gate being stuck open, or the key cards to get in/out of the gates just being severely aggravating to use at times. My roommate and I also experienced many instances of maintenance needing to come in to our apartment (approx 9 times within the first 3-4 months of living there) to fix a leak which was also less-than-convenient. Minus these instances, I love the location of the Archer being near all the night-life, restaurants, stores, etc., the other tenants have always been kind and (mostly) courteous, my apartment is great with a great view, and the Concierge of the building, Michael, is one of the friendliest and nicest people I know. He’s always got a smile, is super helpful when I have questions or need to pick up a package, and overall he’s one of my favorite people to encounter around the building, and I know many others feel the same!

3/5. We're moving out after our lease ends, and I want to be honest about both sides so future tenants and any owners reading this know what they're signing up for. The good first, because it's real: - The receptionists and front office staff are genuinely friendly. None of what I'm about to say is their fault, they're working inside a system that isn't set up to actually fix things. - The other tenants are generally friendly too. Skews younger, mostly 20s with some early 30s and a few outliers. Lots of pets and dogs, so if that's not your thing this isn't your building. - Pricing is fair. Maybe slightly over market, but realistically in the range. They're not gouging. Now the issues, in rough order of how much they actually affected our lives: My car was stolen out of the garage. I paid extra for covered garage parking (yes, it was a highly stolen hyundai) specifically because the building has two layers of security, a perimeter gate and a separate garage door. Both were broken at the same time for about a month. Management knew. It wasn't fixed in time. That's not a freak accident, that's a foreseeable consequence of leaving two security systems down simultaneously for weeks, on a property where people are paying a premium for exactly that protection. The walls are thin. Genuinely thin. When I first moved in I was waking up to my neighbor's iPhone alarm through the wall and eventually had to let them know. If you're a light sleeper, factor that in. Smaller stuff that paints the pattern: - The backsplash under our microwave was damaged the day we moved in. It was never replaced. Entire lease. - Maintenance requests routinely went unanswered or took weeks. - Emails to the office regularly got no reply. Strongly worded follow-ups changed nothing. - The sense across the whole tenancy was that current residents are an afterthought. Issues only seemed to matter when they affected leasing new units. And that's the tell. The vacancy banners are back up out front. Units here don't stay filled, and it's not the building's fault. It's how it's run. If you're a prospective tenant: ask very specific questions about average maintenance response time, what happens when building security fails, and how deposits and complaints are handled. Get answers in writing. If you're an owner with a unit managed by this company: I'd genuinely encourage you to pull maintenance logs, security incident reports, and tenant complaint records and see for yourself how your property is being run. You're paying them to protect your asset and your tenants. In our experience, they did neither.

Update 2/16/26: I’m updating this with one star lower due to the constant neglect of care for the property especially during this years snow season. For the past 2 years that I have lived at this complex i have seen it go through multiple employees in the management and the maintenance department to where now we are sharing employees with another complex owned by town management. Me and a couple of other residents were stunned how the apartments got a 4.1 rating until we noticed why. It’s the reviews for the concierge and not so much the complex itself. This was one of the harshest winters and the parking lots and pet relief areas were heavily neglected until town management was notified. Now that the snow has melted it’s even worse and a resident was verbally told “well we can’t control that and there’s going to be some poop there” there’s a difference between some poop and a highly contaminated area of poop where you can’t even walk anywhere. It’s very dismissive. I’ve only seen one maintenance employee and because they have other employees from another building helping it’s hard to get things truly addressed. If you want to live in the warehouse district I advise looking elsewhere. Now we moved in February 24' and noticed there were multiple papers on apartment doors. Come to find out the complex was without hot water for days due to the boiler system (which becomes a major issue in this complex). So that was the first red flag. Secondly the first week I moved in, there was a fire alarm going off in the middle of the night. Found out this is something common that happens (2nd red flag). The fire alarms randomly will go off for multiple reasons in the middle of the night questioning yourself and neighbors if they are going to evacuate or not. which is not safe. The fire alarms should not be going off that much where it is normalized to the point that residents do not evacuate. Once during the fire alarm, residents got stuck in the stairways as it did not open automatically. Luckily it was not a real fire. Due to a boiler system, you can not control when you turn on your heat and A/C and will have constant heating issues. They turned the heat on in October-early November when temperatures were still very high outside and your apartment cant be cooled off. Same for the summer time. They will not turn on the AC until a certain time. It's currently 76 degrees in my apartment as I am typing this. This is something that becomes even a bigger issue as you will have to resort to using multiple fans. Once AC is on, you'll be lucky if your unit itself doesn't need to be flushed/worked on. This is a yearly and seasonally problem I am seeing. So if you have no problem sitting in a hot humid apartment you'll be in euphoria. The parking situation is another thing. Outdoor parking, $140 per car per month. Absolutely ridiculous considering I moved from a much bigger city where this rate is unheard of even in the most populated neighborhoods. The pet park.... I have heard many people express how the park was up-kept and had a working water fountain and everything. The park today can be covered in dog poop most of the time and reeks of urine. The walkway before you reach the doors smell like straight piss they tried to cover with air wick wall plug ins so you can get a whiff of lavender vanilla piss. Because this is an open apartment that accepts alot of dogs you will find that many owners dont pick up after their animals. Even on the floor without the dog park, you have to play hopscotch in order to avoid stepping in poop to get to your car or to let your dog go to the bathrooms
