Toomany Abusiveemployers 5 months agoPeak Living LLC, the Utah company that owns this property, will charge you for things they legally can't upon move-out, & even when you get your lawyer to dispute the charges citing NM laws, they stop communicating clearly. The name signed on the invoice for what they claimed I owed was a white woman's name, and I was there most of the time and never ONCE saw a white employee, so there's no way she ever saw the supposed damage. Even after they sent a check for the amount legally owed back to me, they sent it with no note; I later got a reminder from their automated system that I still owed them money, and they ignored the follow-up responses from my lawyer. They sent it to collections, which impacts credit score. I'm taking further legal actions due to these illegal and spiteful choices. The white-owned company is preying on Hispanos that don't know the law (or sometimes even the language) and usually can't afford lawyers. In case it matters, I am white. The reviews have been generally high because they really encourage you at move-in to give them 5-star Google reviews, which they are relying on for more victims and jack up the price as I will explain below. The Villa de San Felipe staff on-site are absolutely great and I had only good experiences with them, however they are in a difficult position due to Peak Living. The community may have gates, but they are open over 75% of the year+ I lived there, & bringing your trash to the dumpsters at night or with papers unshredded is dangerous due to people digging through it regularly. Unfortunately many of those living there are dangerous as well; I witnessed a man literally throw a young woman out of his apartment onto the concrete while screaming at her, another person showing narcissist signs being charming to neighbors one day while verbally abusing the woman living with him the next. Some tenants will party late on weeknights & wake you up (depending on the location of your windows.) Upon moving in, multiple items such as the towel rack fell to the floor as soon as I touched it. My windows never stayed open on their own, and this was never fixed despite them saying that they would be on move-in, but I didn't pursue the issue. While living there, they changed the policy so that the laundry room is closed except during normal work hours, so if you have a typical job, you have to take your laundry elsewhere after work or on the weekends. I noticed they increased the base cost of the smallest size of studio apt at ~400 sq ft I had from about $650 to now $850, and the place got worse. I would never pay what they are charging now for what they offer - it's embarrassing that this is the business model of Peak Living. Personally, I believe all of the tenants should unite and form a union here because it's only going to get worse.
Chamomile T a month agoSo cool that management raise rent when they can, but cant seem to fix anything on complex or in apartments. They also seem to really care how to present your apartment inside and outside, yet gates keep getting broken into and roach infestations tend to get worse Btw dont bother getting a storage unit, it'll get broken into and looted. Management will be amazing enough to fix it with the cheapest locks imaginable and wont even install it correctly, since everyone knows tooth picks makes the best barricade Be prepared for when any appliance starts to act up and need to replace it, it'll take 2-4 months of "it'll be here in a few days" for it to be replaced This review is only to warn you along with the other bad reviews. Management will see it, but will do nothing with it as seen by 5 month old reviews. So awesome 😀 EDIT: they refuse to hold packages for people who aren't home to receive them. Absolute prizes for random people who can walk in with our 2 broken gates. Absolute weak excuse for studios going for $800+. Rent if you like being treated like trash, but they'll say its your fault.

Angie and Ana have truly made my experience with this community UNMATCHED compared to many other apartment communities in the area. Angie was extremely knowledgeable and took the time to answer all of my questions and concerns thoroughly. Ana, the Property Manager, was also AMAZING—so welcoming and warm, her hospitality really stood out. Thanks to them, I’m genuinely excited to call Villa de San Felipe my future home! 🏠❤️

They go above and beyond to make sure residents feel taken care of, and you can really tell they care about the community. The maintenance team deserves just as much praise—they respond quickly to requests, handle repairs with skill, and always treat residents with respect. It’s clear they take pride in their work because everything gets done the right way, and often faster than expected. Between the friendly office staff and the reliable maintenance crew, Villa de San Felipe feels like a place where you’re truly supported as a resident. I couldn’t be happier calling this place home.
