Tom Joseph 4 months agoA Systemic Failure in Safety and Integrity As a healthcare professional working 12-hour clinical shifts, I evaluate every organization by its commitment to safety and integrity. My experience with The Waverley has been a study in systemic operational failure. After being approved and paying a $500 deposit to lock in a rate, I was met with predatory pricing ultimatums while I was literally on the floor managing patients. Despite their full knowledge of my clinical schedule, management attempted a ‘bait-and-switch’ to hike the rent after they already had my money. Most disturbing was the written proposal from the office to leave my new apartment UNLOCKED with the keys inside for an after-hours move-in. In downtown Indy, this is not just poor service; it is a catastrophic safety violation and an invitation to criminal activity. It demonstrates a total disregard for resident security. When I refused to move forward due to these red flags, the retaliation was immediate. They deleted my resident portal account, effectively erasing my access to receipts and records, and issued an incomplete refund with zero explanation or apology. If you are a professional who values security and honest business practices, stay away. This company values a few extra dollars over the safety and stability of their residents. I have filed a formal complaint with the Indiana Attorney General to ensure this pattern of behavior is documented.
Bhargav Panuganti 5 years agoI lived at the Waverley for a year and a half and loved every moment of it! The location is very safe and secure, and is walking distance to local restaurants and bars. My unit was directly off of East st. and faced west so I had an amazing view of downtown Indy! It does get a little noisy at times since the apartments are right next to a train track and helipad, but you will eventually get used to it. The office staff is extremely friendly and are all very helpful! If I were to live downtown Indy again, I would 100% come back to the Waverley!
Kayah 8 months agoUnfortunately, I am writing a review to hopefully be seen and taken into consideration where a situation was taken insensitively. I really love The Waverley complex and so this is why I am upset to be writing this review because I signed a 15 month lease and was hoping to sign another 15 month over and over until I was ready to one day buy a house. I have had no previous complaints about living here, it is genuinely a wonderful place. From MY perspective, yesterday I dealt with a situation, I feel could have been handled better. I paid my October rent on the 3rd so this was the last time I logged into my portal- there was no other charge on my account at this time (this is important to the story). So from October 3rd-9th I was NOT on my portal. On October 9th there was a chargeback from a portion of my September rent that bounced because my mom decided to pay a portion of my rent as a birthday gift but her card got stolen and it looked like fraud so they cancelled the payment on my moms credit card end. Totally understandable, I get why I got charged back and I got a reprocessing fee and late fee. It sucks, but it happens. I was confused, but the district manager explained it to me and I understood the situation, nothing I could do about it. It starts when at 7 am, 09Oct25, I get an email from someone in accounting saying I have this charge back and is asking questions about what occurred, etc. that’s very appreciative that they want to know what was going on and if I need an extension to pay it, etc. but I go into work at 7 and I was very busy this day I work in a lab so I am not allowed to be on my phone in the lab so I finally see this email at 12:30ish and call the district manager at my apartment complex and after all is said and done I tell her well I can’t even get into my portal every time I tried to put in my pin it said Login failed and she explains to me (about along these lines I’m not sure of the exact details) that I’m essentially locked out at the moment. Okay.. well I tell her I will reply back to the accountants email and ask her to unlock my account because the district manager does not have access to do that (why not?) and to explain my situation. Once again, I am at work so I did not have time to right away email her back. I do want to preface and say the district Manager did say she would reach out to the accounting manager on my behalf, but as this is my issue that I want to explain, I said no that’s fine. Not even 10 minutes later I get another email from accounting saying if I do not respond They will continue to keep reaching out and then threatened an attorney for October 16 to start the eviction process. This irked me so unbelievably badly and put such a gross taste in my mouth. The nature of the email felt so dismissive as if I’m blatantly ignoring paying the portion of the rent that JUST bounced back that morning. This issue did not exist until 7 am this morning, it’s now 1:00 and youre threatening an attorney to start an eviction notice because I am at work and cannot reply to emails right away? It’s THE WORK DAY during working hours! You did not even give me a chance to reply after working hours!!! I am a human and something unfortunately happened I was going to right the wrong and then I got another email threatening me with eviction. I still am trying not to be angry about it as I’m writing this. I paid my dues (never have been late on rent ever in my history of renting for years) so it’s not like this is a second or third time offense where I can say okay hey I have a history so I understand why they’re being so aggressive. This was an unfortunate situation for an issue that did not exist until 7 am that day and I was not even given more than 8 hours later to get a chance to reply. So, hopefully, seeing it from my perspective you can see how I am frustrated and have a bad taste in my mouth about renewing my lease here.
Lizzie Frost a year agoLived here almost 2 years. Best apartment experience of all the many that I've lived in. Office staff are extremely friendly and helpful, and maintenance is very prompt and courteous. They do community events for people interested in that sort of thing, and the amenities were great. Yes, there is some noise from nearby train and helipad, but that never bothered me and I did not find it disturbing. Would highly recommend living here!

The leasing office team Kayli and Lauren are extremely warm and professional, consistently surpassing my expectations and has made my transition into the community so much more enjoyable. From the beginning, they went above and beyond to make sure my needs and preferences were met, ensuring that I found the perfect apartment for me! Moving in, I realized how quiet and peaceful it is, even though it is located in heart of downtown. The maintenance team are genuinely so nice and come out to fix things within a day. The sense of community by the pool is amazing as the residents gather together while grilling with the city view! The apartments are really clean and thoughtfully designed, in which I truly feel like I can call this place “home”. If you are searching for an apartment, look no further, it’s truly wonderful here!
