I recently moved to Canal Overlook and have had a tremendous experience. When I stopped by, Victoria greeted me graciously, and then Braiden took me on a tour. After being approved to move in, Braiden made the process quick and efficient. Everyone has been pleasant and professional. There was a minor maintenance issue, which Jeremy addressed immediately. I have lived in nearly every complex along the Canal, and so far, this has been the best! Keep up the good work!

Stay away. If you are already a resident, when its time for you to go, send BY CERTIFIED MAIL your intent to leave to both the leasing office AND Justus, when you are 90 days, 60 days, 30 days, and make sure you turn in yours keys and get a receipt for turning over the unit to them at least 24 hours before the last day of your lease. I returned a week after leaving and paid my account in full. Three weeks later i checked to see if i had any unpaid utility bills and was told i had that PLUS a bill for $2600 extra, and today i got in the mail a final statement demanding $6000! Shady accounting, unresponsive management, inoperable parking gates and filthy parkjng decks, poorly insulated units, uncontrolled loud neighbors, master bath shower unusable for over a year before it was fixed by management, and the constant smell of pot and cloves in the air. The location is not worth the uncertainty of living here!

We lived at Canal Overlook Apartments for a year, and it’s been a great experience! Moving to the US for the first time, we were a bit unsure about how to settle in, but Victoria and Braden made us feel welcome from the very start. They went out of their way to ensure the approval process was smooth and fast, which took a lot of stress out of the equation. For us, they are truly the friendliest! Since we were moving into a new unit, they guided us through everything—from setting up AES and getting our internet connected to making sure our mail was properly forwarded, etc. It was all those little things that made settling in so much easier. One more thing we love about Canal Overlook is how involved the management is in the community. They organize donation drives to support various causes, which is such a thoughtful way of giving back to the community.

**Zero rating. This is a delayed review because I genuinely waited for Canal Overlook Apartments to “do the right thing.” They never did. I moved in on Aug 30, 2025, and immediately faced multiple issues. The bathtub required reglazing, and management assured me it would be completed by the following Monday. It wasn’t, until I escalated and repeatedly went to the leasing office. As a result, I could not actually live in the apartment for the first week. When I finally stayed overnight (around day 10), I discovered a roach infestation throughout the unit and reported it immediately. No action was taken for over two weeks. Instead of addressing the problem, management implied that I must have caused it, which was both rude and unreasonable. I later learned from other residents and by seeing roaches in common areas (Staircase) that this was not an isolated issue. To make matters worse, the garbage disposal was not functioning, despite management claiming the unit had been inspected and found “ready” prior to move-in. Pest control was repeatedly delayed, communication was dismissive, and I had to visit the office multiple times just to get basic updates. The situation became mentally exhausting, and I ultimately had no choice but to break the lease due to habitability issues and yet I was still asked to pay for it. I have photos, emails, and documentation. If you expect basic cleanliness, accountability, and respectful management, I strongly recommend looking elsewhere. Note to the owner’s comment: I escalated the matter beginning from property manager to regional director (justus) and then to EVP (justus) and I did not get fair resolution instead I faced mental ambushment and delayed responses.

My favourite apartment complex in indianapolis, excellent location, kroger is just across the street, close to our jobs in indiana university. The building is new, always clean . I would love to thank the housekeeping for always maintaining the cleanliness of the floors. They have a great scent all the time . Also the front desk staff are always helpful and cheerful. No courriers are allowed to enter the building they have to leave the packages at the front desk which is a good thing for me to make sure no one enters the complex except for the residents. Apartments are clean and neat, all the utilities are new and in excellent condition. And i like that all apartments are well lit with big windows . Also there’s an urgent care clinic across the street which is a great advantage for me as i am having a kid , so being close to an urgent care clinic is of great advantage for me if he got sick at any time . Also i love that the parking lot is covered not a surface parking , which is great in winter so cars won’t be covered with snow.
