Ryan at Hadley Midtown was incredible to work with. I was very clear that I didn’t want to be near any clubs or noisy areas, and he truly listened. He found the perfect unit for me that’s quiet, peaceful, and conveniently located close to the garage. Ryan even went the extra mile by scheduling an additional appointment so I could see the exact unit, and he stood inside with me to confirm there were no loud noises. That level of care and attention made me feel confident in my decision. The entire experience was smooth and stress-free, and I highly recommend working with Ryan.

I just moved into Brownstone 2Thirty and overall the experience was a really positive one. Interestingly enough, this property was not even on my list of places to live at first. But after meeting Bria and doing the walk through with her, combined with how beautiful the apartment and amenities were, it immediately became my first pick. That really speaks to the selling power of that initial presentation and the way the property was shown. Bria and Eddie were both great during the process. Bria is the agent I worked with the most closely and she was absolutely amazing the entire time. She was very sweet, warm, and patient with me. This move was already a pretty anxious process for me personally and there were a few delays along the way that had me a little nervous. Her warm and welcoming energy really helped the situation. She stayed responsive to my calls and emails and I definitely had a lot of questions throughout the process. Eddie was dope in the interaction I had with him as well. Both of them were welcoming and professional when presenting the property and that energy made the whole process feel a lot smoother. One thing I would say as feedback for the future is that during the application and approval process there were several moments of waiting that made me unsure about what was happening with my application. Bria and the team were very responsive whenever I reached out, but I think it would help future applicants if the office explained ahead of time the different stages where waiting might happen. It is not really about meeting demands faster. It is more about keeping people informed so they can set expectations and not feel like their application is just sitting somewhere with no motion. As far as the property itself, I cannot really speak to the full living experience yet since this is literally day one for me. But I can say the building is beautiful and very clean. The amenities are definitely content worthy and the overall presentation of the space is impressive. While moving in I spoke with a few residents around the building and everyone I talked to seemed really happy living there. They all mentioned that management keeps the place up well, which was reassuring to hear. Considering the income requirements to live here, it does feel like a community of people who take pride in where they live. So far so good. Bria especially made the entire move in process much smoother than it could have been. First impressions are strong. Now we will see how living here actually plays out.

5/20/2026 (During afternoon Downpour) I don't live here but just wanted to tell you what kind of people you live with here. I was eating lunch on curb across street and boom downpour. I'm on ebike with dog trailer getting soaked. I try and cover up trailer and dog with body, and tree isn't helping us. Lady drives by, backs up, and says there cover in garage up street at these apts. We fly to safety in there thanks to her. I'm not from here, I Had no idea where to go. Had laptop in trailer too, and we were soaked. Sitting in garage soaked, this guy driving out stops and asks if we're good. He stops and opens trunk and offers me hooded sweat jacket. He see we are soaked head to toe. These were the nicest gestures I've received since moving to Cumberland two years ago. Yeah, we still had 2 hr ride to get home. But thanks to these two tenants here, it was a comfy ride home with no issues. I'd love to say thank you to them. Please let the next newsletter that goes out say thank you to these two individuals. We are very thankful. God is good. All the time.

I used SmartCity to find this location. Top Highlights: 1) AMENITIES - The property is absolutely gorgeous & breathtaking even after being here for sometime. Whoever is on their design team is top tier talent! It made it feel very homey & personal touches. I use a lot of the community spaces frequently. This was a high priority for me. 2) SPACIOUS UNITS - The unit sizes are the best I have seen in this area or maybe even arguably in ATL. Very comfortable. This was also a very high priority for me. 3) LOCATION- I previously lived in this area of town & wanted to stay near activities and things I do frequently. Areas for improvement (which are all extremely documented with the leasing office): 1) Move in - was hot garbage. I was the unfortunate outlier of being one of the first in the community and having property staff not be available (e.g. sick, away from office, and/or etc.). I had almost no idea where I was going & waited about over an hour to get help and even called the parent company GreyStar with no response on that date. It was raining on this date as well. 2) LOUD MUSIC NEIGHBORS- multiple noisy neighbors on multiple floors or areas throughout the building. This have been ongoing for several months & don’t think there is one single month I lived here without writing a formal complaint which often includes videos unless the unit has a ring camera which makes it a bit harder. The consistency in these issues being addressed has varied. Sometimes they follow up and other times I honestly think I am just ignoring or being told it’s just apart of “apartment living”. The apartment living response is absolutely unacceptable and completely unprofessional. It’s also flustering because this was a similar reason I moved from my last property as I should be able to cook dinner, have phone calls, and sleep with stereos blasting at random hours. 3 ) PARKING- There is a city of ATL public street. It wasn’t bad when I first moved in, but it’s horrible now. Often making it difficult to get home because people block the gates or the garage is backed up. It also have become difficult to have guests as there are only 15-20 guests formal guests spaces. The policy is 72 hours a week, but that’s just not realistic with available space. I am not someone that even host large events. I just want a friend or two to visit for a few hours and it’s a massive headache to hunt for space. It’s also flustering because this was a similar reason I moved from my last property and the 72 hour rule was an original perk to being here. 4) STAFF - I had someone misinformation before I moved in regarding how I could adjust my lease terms and when. Additionally, the documentation varied. Overall, I am pretty indifferent regarding staff. Nothing to boost about, but not too many complaints either. The more follow up, the better. And document everything throughly. Other notes: 1) GOOD MAINTENANCE- Extremely nice. Rarely have to use. Might take multiple requests. Better to submit directly online v. at the leasing office as I can better track the orders directly, add pictures, etc. 2) POLICIES ENFORCEMENT OR FEEDBACK - The property is extremely strict regarding parking, community space hours, and will enforce the guests limits at the pool. This can be a good thing at times because they are through with making sure things are followed through. Other times, it’s almost feels like I live in a college residence hall when I am a full grown adult 😂 4) CHARGES/ADDITIONAL FEES - lots of additional fees. It’s basically the Marriott hotel of apartments. My bills definitely increased by hundreds of dollars a month. It’s already tough with inflation, but hopefully other expenses come back down to offset this a bit. **February 2025: Review is still accurate. **July 2025: I decided to renew for these reasons: Noisy neighbors improved or follow up improvements, location, amenities, & convenience. Renewal offer - Admin processes still not as strong. Helpful to email or visit office, over calls. Feed for parking permit again & packages (optional) apply again.

Bria made my visit such a great experience! I stopped by to tour the property and her customer service was truly refreshing. She was welcoming, knowledgeable, and made everything feel easy and enjoyable. You can tell she genuinely cares, definitely a 5-star experience!
