I lived at Newport West for the past 2.5 years. it is a very well maintained building- Gary (maintenance) and Cody (community manager) are responsive and very friendly. It is in a great location and has beautiful views/units, but of course, that comes with a cost/it is definitely not a cheap apartment. Laundry machines are in the basement, but some units might have them in-unit. All utilities are included too which is nice, plus you have access to the Seville's rooftop and pool, which is one of the nicest in the area

I lived here for a year. The building is old and charming. The location is central with easy access to metro and 14th street. You can probably find something better for the money though. The building is decades old but only has 50 reviews on Google, hmm…. 🤔 The gym and pool are down the street - you need to walk to a different building to access them. Laundry is shared and very busy on the weekends and many don’t seem to be in a hurry to get their things out of the machines. The building has ongoing pest problems despite routine pest control. We heard horror stories from other tenants. The building is on an outdated boiler system so in the spring when you have those 85 degree days, your apartment will also be 85 degrees and you can’t control the temperature. While we were there, they had continuous plumbing issues during which the water was frequently turned off for the day and they cut open a large hole in the wall right by our apartment door no less than 4 times over the course of a year. I saw dripping water inside the open wall once so I can only imagine the implications of that leak. They randomly decided to replace everyone’s toilets - they put in a low powered plastic-y one and removed the nice strong porcelain toilet. At the same time they put a new fixture on the sink to reduce water pressure. There are 2 elevators and at least one, sometimes both, are broken almost monthly. Maintenance is great (check the reviews - they’re almost all for maintenance because Gary is awesome. But there’s more to living in a building than maintenance!) Management is terrible. There were 3 community managers in the 1 year we were there. The building is quiet and you won’t hear your neighbors while you’re in the unit. The halls and the noise from the shake shack two buildings over is a different story.

Our move in went so smoothly due to the great communication and coordination from the Newport West team. Super helpful, considerate, and responsive

5 stars for Gary and David. There was so much turnover in terms of the property managers for the Newport West in our 4.5 years living here. David was by far the most positive, communicative, and competent. He made the building feel like a community. Gary is the absolute best. We developed an awesome friendship with him during our time in the building. He went out of his way to say hello most mornings. And he always took care of all maintenance requests in a very timely and professional manner. He is what we will miss most about living at Newport West.In fact, if not for him, we wouldn't have stayed as long as we did.

I moved into Newport West 4 months ago and it has been so far the most joyful experience. Given that it's my first time renting (I'm a previous owner of a big home in GA)I would assume that I would have to deal with unexpected issues, all I have to say is that it has been an amazing surprise! The property manager not only replies on time but also make sure you have your issue resolved on time. The maintenance team is also incredible. They do all they can to make you feel welcome and taken care of. Just perfect!
