Took a tour with my room mate a couple of months ago and we fell in love with the place. Fast forward and we ended up choosing Zia as our new home! Although we did choose Zia, I think the communication between the leasing professionals and the manager could definitely be better. It is important to consistently deal with the same leasing professional and that person for us was Latiera. She was super helpful in the process and my room mate and I really appreciate her transparency and how quick she is to respond. I highly recommend asking for her if you're looking at Zia.

My husband and I applied and got approved for an apartment a few weeks back. We paid a $200 holding fee because we were planning to move in on February 5th. However, we have had so many issues just trying to get a hold of someone to talk about our application status in regards to promotions going on and why we were being charged a deposit for a cat and a dog plus pet rent when we have an ESA pet (which was approved through the website they make you use). I gave it a few days between emails, no response. Finally she got back to me and I explained we no longer want to proceed and asked for a refund. She said okay, no problem & to expect an email in a few business days about the refund. Cool, no problem at all. I understand, however i am continuously getting emails about finishing paying our deposit and emails from updater about finishing the move in process. No clue why, we never signed a lease so it raised some concerns. So emailed her, no response and gave it a few days. I called and their phone and the phones have been down for about 1.5 weeks now. I called yesterday, phones are still down, but someone was kind enough email me. I explained the situation because the original lady hadn’t got back to me, but after that crickets again. Overall, just not a good experience and for the price I would just look somewhere else. I understand it’s luxury, but I cannot imagine living here and needing something fixed or etc and you cannot reach the office.

I've been living at Zia for a couple of months and am generally satisfied with my experience. The apartments feature good appliances and a well-designed floor plan. Both the maintenance team and the leasing office staff are friendly and very quick to respond to requests. However, security is a major concern. I've had several important packages stolen from the supposedly secure mailroom, and despite there being a security camera, I have not been able to recover them. When I reported these incidents, I was often directed to contact the seller directly for a resolution. This was an unhelpful, especially since sellers are not always responsible for packages that are lost after delivery. Because of this, I've had to stop receiving important packages at my apartment, which is very inconvenient. Lastly, some trash chutes in the hallways are still locked. It seems challenging for the cleaning staff to manage the trash rooms on their own, and I hope all the trash chutes will be made accessible soon. Despite these issues, the apartment's location is excellent. It's close to Target, Walmart, the Anaheim Packing District, Disneyland, and many other convenient places. I'm just hoping that the Zia community will be a little bit safer.

Living at Zia Apartments has been a great experience, and a big part of that is the wonderful office team. Shelby and Sam are incredibly friendly, always welcoming with a smile, and consistently quick to respond whenever I reach out by email. They are professional, attentive, and genuinely care about the residents, which truly makes a difference. Their positive attitude and support make this community feel even better, and it’s clear how much effort they put into making everyone feel supported and comfortable. Thank you, Shelby and Sam, for everything you do 🙏🏻🤍

This Labor Day, I would be amiss not sending shout outs to Shelby and Sam and the team at Zia! They really do work tirelessly, even this holiday weekend, but always kindly cheerfully and professionally to meet needs of residents. If any minor issues that come up with Apartment living, they surprise me At how quickly they address any question I may have. You never have to wonder if they’re going to get back in touch or answer your questions in person! The customer service and resident engagement by this team is exemplary. Additionally, the amenities are beautiful, especially the gym and pool area! The residents around us are very respectful of one and another and always abide by the quiet times, they also work to keep the garage area clean and dispose of trash and receptacles. I am really enjoying this new home and kudos and thanks to Zia, especially Shelby and Sam.
