Riverside Vista is a great place to live. The location is incredibly convenient, right between Riverside in Wichita and downtown, so getting anywhere is quick and easy. It’s also close to the library, the park, and Buffalo Park’s playground and splash pad, which is perfect for families or anyone who enjoys being outdoors. Jean in the office is amazing. She’s friendly, helpful, and genuinely cares about the residents. The rest of the staff is just as kind and welcoming, which makes a big difference in day‑to‑day living. If you’re looking for a place that’s well‑located, community‑oriented, and supported by a great team, Riverside Vista is a solid choice.

For context, my name is Kaelan, and I’ve lived at River Vista for nearly three years. When I first moved in, I honestly loved living here. Management was responsive, maintenance issues got handled quickly, and the property actually felt cared for. Back then, I would have easily given this place 5 stars. Unfortunately, that experience feels like a distant memory. Over the last couple of years—especially recently—things have gone downhill fast. The property feels seriously mismanaged, communication has become frustratingly poor, and many residents are constantly dealing with avoidable issues and unnecessary tension with management. The final straw for me has been the way leadership is handling the upcoming construction. Forcing an entire building of residents to suddenly uproot their lives and move out with very little notice is unacceptable. What makes it worse is that this clearly did not come out of nowhere. Management had to know this construction was coming, yet people were still allowed to sign leases and move in just months ago, only to now be told they have to leave. That feels incredibly disrespectful to paying residents who planned their lives around living here. On top of that, legitimate concerns from residents are brushed aside, and suggestions to improve the community seem to be ignored entirely. Instead of feeling heard, many of us feel dismissed. River Vista is failing because of poor leadership, and it shows everywhere. I genuinely hate writing this because I used to recommend this place to people without hesitation. But at this point, I can no longer recommend River Vista to anyone looking for a stable, well-managed place to live.

Cosmetically and location wise, there is no better place to live in Wichita. However structurally, for being built in like 2017, it is shocking how many issues they have. Our AC had at least 4 events where it went out, which the staff were very professional in resolving each time it came up. These support beams have been here since we moved in last year and they just now appear to be getting around to addressing it— which includes asking a good portion of us to vacate the building. The support beams can be seen all over the unit, including holding up decks, stairs, and other rotting or sagging rim joists throughout the unit. They offered a fair relocation package for the vacation of our unit with a lot of flexibility on move out date (within the allotted 2 months any time). Overall, we’re happy with our time in the unit but it does appear it’s time to move on. Hope they get everything squared away. Ps to be a fair review, I included a view from our balcony, which can’t be beaten in this city (until the construction on 1st street bridge but that’s not River Vista’s doing and ultimately will improve everything in the long run)

Great clubhouse! Nice amenities like free coffee, a snack vending area, and a secure parcel pickup system. Great Delano location in walking distance of many great eateries and interesting places. Jean and Cassie are the best! Attentive and personal customer service.

All these stars go towards Jean McCombs for being the most kind and professional community manager. Always so helpful and reassuring. So glad I got to meet her! She absolutely made my 2 and a half years living at River Vista better.
