breanna sparks 4 months agoHORRIBLE APARTMENT. Located right next to the canal were homeless live causing loud noise and police activity all day long. The tenants are loud and fight all the time and they leave trash everywhere. The apartments are infested in roaches and other bugs as well. It is hard to get packages delivered since they need in the gate. ( only 1 works , the other is left open almost all day long.) They also have a horrible excuse for front office workers. They never answer the phone and sometimes close early. They take your whole security deposit and then still charge you for random expenses. The property manger tells you that there is a common issue that they need to fix and to not worry about being charged for it, to then turn around and charge you and lie and say they never told you that to make them more money. AVOID if possible. The lower rent price is not worth the living conditions and the hassle with management.
Jeff Costello 6 months agoI understand that finding housing is difficult, but please be cautious with Waena Apartments. Our experience was extremely negative. Be sure to thoroughly document the condition of your unit at move-in and move-out. Take detailed photos and videos. In our case, charges were made that did not align with the actual condition of the unit, and the move-out process appeared to function as a revenue source for ownership. For context, I am not a disgruntled tenant. I am the father of a college student who rented here, and I have over 20 years of experience owning and managing rental properties on the mainland. A serious safety incident also occurred: one of my daughter’s roommates was bitten by a pit bull living on the property. Following the incident, the property manager refused to identify the tenant who owned the dog—to both the injured roommate and the police—apparently in an attempt to shield the property. Many insurance companies will not insure properties that allow pit bulls. When we requested the name of the property’s insurance carrier, management refused to provide it. Litigation is pending. Shortly after the dog-bite incident, the on-site property manager was replaced. Bottom line: protect yourself. Document everything, keep records, and verify that any charges assessed actually relate to the unit you occupied. And I haven't even mentioned the BUGS and Theft!
Joshua Marquez a year agoI am grateful to have a roof over my head in a decent residence, but the parking arrangements are somewhat inadequate, as the spaces are too compact, resulting in my car being scratched and dinged by my neighbor's vehicle on multiple occasions. Despite numerous complaints to the management office, no action has been taken. Given that my car is wider than average, I require a larger parking space. Whenever a vacancy arises, I request to switch, but my request is consistently denied. Interestingly, I have observed smaller vehicles occupying larger parking stalls, while larger cars are relegated to compact spaces.
Alexis Anderson a year agoManagement is incredibly responsive and attentive when you’re a perspective resident. Interestingly, It’s radio silence or the run around when issues arise after you sign the lease. Update: This “Gated Community” finally has gates that work. 10 months here and not once has the gates closest to my home been functional. It’s a small celebration. However, it is still a daily battle with roaches, a filthy community, and cheap appliances but luckily i’ll be out of here soon. Further Update: Moved out, knew that after hearing reviews I was absolutely not getting my down payment back, but they are expecting me to pay rent for an additional months even after I sent an email to the previous property manager 4 months before my lease ended to communicate that I intended to leave. If you are financially stable and can afford a lawyer to fight them after you move out, this is a perfect place. However, if you aren’t, PLEASE look around for a place that is safe and has a staff that honors their word. Just to provide some prospective, we moved out and they did not honor the end of our lease. The people involved already KNEW our lawyer by name and he confirmed that he has dealt with multiple clients living here and the SAME problems.
Rosanne 3 years agoI want to leave an honest as possible review to be helpful to future residents, but two things I would like to note before you continue to read: 1. This community is huge and it probably highly depends on the building that you’re at what kind of experience you have living here. 2. I do not feel like they deserve all the bad reviews that are on here so far, but keep reading if you want to know why! I am a fairly new resident (about 2 months in) and I live on park-side and close to the leasing office. The park does get very loud in the evening with the basketball courts being crowded. The community itself has A LOT of loud and obnoxious kids running around and ignoring the rules. I wish it wasn’t the case, but it is. Some of the people here are really nice; each and every one of the people we encountered while actively moving in has offered to help. Some of the people here unfortunately show a blatant disrespect for the rules and do not do their part in order to keep this community safe and enjoyable to live in. Management has shown time and time again that they do their outmost best in order to deal with this issue. They are quick to respond to complaints and show they genuinely care. There is only so much they can do when so many residents do not obey the rules.. Landscaping is amazing. This crew goes out there every day and makes the place look lush and wonderful. Maintenance is also great. They are polite and respectful when entering your home and are quick to fix things. The unit itself is older built and could probable use an upgrade, but everything is working, the layout is spacious and we have everything we need to make this a nice home. The apartment complex has its issues (mainly caused by those residents that do not respect the property), such as gates not working, only one security guard for the entire complex, and occasionally issues with washers/dryers. I haven’t felt unsafe here and the location is great for exploring by foot/bike and public transit. There’s my pro’s and con’s! If you have the chance, visit here before you commit to a lease so you can see the building your unit’s in. If you are looking for a spacious and affordable apartment then this might be a good starter for you.
