The issue throughout my tenancy was the repeated accumulation of trash, debris, and unsanitary waste falling from upper-floor balconies directly into my private balcony. This was not occasional. It happened multiple times over 15 months. I submitted several complaints and provided video evidence clearly showing the condition of the space. Despite documented proof, the response consistently minimized the issue as part of “high-rise living” and emphasized that management could not control other residents. It is easy to disclaim responsibility by saying that residents were informed that items may occasionally fall from upper balconies. But disclosing a potential issue does not justify repeated lease violations or ongoing unsanitary conditions. Awareness is not a substitute for enforcement. Sending reminder emails is not enforcement. When violations repeatedly impact a resident’s ability to safely and hygienically use their apartment, management has a responsibility to take meaningful corrective action — not deflect accountability. The problem was never properly resolved, and the compensation offered did not reflect the ongoing impact on my quality of life. Future residents should be aware that recurring issues may not receive decisive action, even when evidence is provided. Luxury pricing should come with proactive management and proper enforcement — not explanations for why nothing more can be done.

Her friendly approach made the entire experience feel comfortable and personalized. What impressed me most was her ability to combine efficiency with genuine care. I had a wonderful experience at Cortland Midtown Miami. From day one, the staff was genuinely warm, professional, and always willing to help. Any time I had a question or maintenance request, it was handled quickly and efficiently, which made day-to-day living completely stress-free. The amenities are absolutely gorgeous, well maintained, and truly elevate the experience. Whether relaxing by the pool or enjoying the gym, everything feels upscale and inviting. What really sets this community apart, though, is the residents. Overall, it’s been a fantastic place to call home, and I would highly recommend it to anyone.

First thing, major shout out to Dzastina for being awesome! Really made a bad day better with her attitude, resourcefulness and professional abilities. Extremely grateful to her! Joey is also a lot of fun and a major asset to the facility.I always make it a point to speak to those 2 when I can. Love this place and the staff! The location is ideal, surprisingly quieter than one would expect and all the concierge staff I have meet have been a pleasure. Definitely recommend to anyone considering a new Miami home. Unwaveringly pleased with my choice.
