This has been an interesting experience living at 10x Miami River. When I first signed my lease about a year ago now, I was expecting something much different than the issues I have had to deal with while living here. Management: The front desk girls are great. Always helpful and kind in anything that they can assist you with. With that being said, however, the management as a whole has been gravely disappointing. I have tried to speak to management (specifically the assistant and general manager of the building) on multiple occasions with no success. I have raised concerns about laundry units breaking down (6 maintenance requests and a proper sit down in the office with only the front desk girls to finally have management actually do something about this), to resident safety (gang members hanging around the building and in the private areas, which did not seem to be a concern to them as when I presented this issue to the assistant manager she seemed to act nonchalant and did not care about this) and my girlfriend even raising concerns to them about the security team not doing their jobs properly. Maintenance: I would say they are efficient and friendly. They will get to the issues you request quickly. However, if it is something that requires something beyond a simple fix to be done, good luck. 6 maintenance requests and a sit down with management just to have a washer and dryer changed. Unacceptable and shows the level of concern that they have for their tenants. Building: Beautiful on the outside and has some nice features to it such as the gym, pool and riverwalk. However, as previous reviews have stated and was one of my biggest concerns coming in, the cleanliness of the building is a constant issue and management states that these areas are constantly cleaned and maintained but I find this very hard to believe as the proof is right there in front of you. Tenants: Very interesting crowd overall. The overall resident environment does not consistently match what I expected from a building marketed and priced as a luxury property. There appear to be repeated issues with rule enforcement, common-area behavior, cleanliness, and overall resident conduct that management does not seem to address consistently. Parking garage: Solid but can smell at times due to the smell of trash. They implemented the parking regulations to better monitor the spaces. However, there has been a trend of people now taking in their motorcycles and scooters through the building hallways in order to avoid paying for a spot. This is a huge health concern and needs to be corrected. Safety: This has been my biggest issue. Safety throughout this area is a concern. They're strange people hanging around the building, on the riverwalk and adjacent areas. Security does what they can do but the people that have been monitoring the property have done a poor job of staying consistent with this. I am counting down the days until this lease is over with as this stay has been incredibly disappointing. Mind you, given my background in real estate, the operational issues here have been especially disappointing to observe.

I’ve loved living in this apartment ever since I moved to Miami four years ago. It’s a wonderful place with great amenities like the pool and gym, and the location is unbeatable—close to everything you could want in the city. Anytime something comes up, the team handles it quickly and efficiently, although issues are rare to begin with. That reliability is exactly why I continue to renew my lease. I especially want to highlight how much Abner, who leads the maintenance team, means to me as a resident. He is truly exceptional and makes a lasting impact on the living experience here. No matter the situation, he approaches everything with care, professionalism, and a genuine willingness to help. He consistently goes above and beyond what’s expected, taking the time to ensure things are not just fixed, but handled thoughtfully and thoroughly. What really sets Abner apart is his attitude—he’s always positive, approachable, and reassuring. You can tell he truly cares about the residents and takes pride in what he does. It’s rare to come across someone so dedicated and consistently reliable. Knowing that someone like him is part of the team brings a sense of comfort and trust that’s hard to put into words.

Signed a 15-month lease for a 2/2 apt and was told an extra parking space would be available for $150/month (on paper). After moving in, management said only one car could be registered. Now I’m stuck paying visitor parking fees and most of the time THERE IS NO PARKING AVAILABLE. This was never disclosed before signing the lease, almost feeling like a SCAM… For paying over $3,500 a month and having no parking spaces available feels like an attorney is needed!

Absolutely amazing experience! From start to finish, everything was handled with professionalism, care, and attention to detail. You can really tell that they genuinely care about the people they work with and go above and beyond to make sure everyone feels comfortable and valued. Communication was always clear and timely, and any questions or concerns were addressed right away. The level of dedication and integrity shown is truly rare to find. Unfortunately, my experience with this building’s management has been extremely disappointing. The management team is consistently condescending and passive-aggressive, and it’s no surprise that there are over 20 vacant apartments in this building. Any time you call with a concern, you are met with vague responses and attitude instead of real solutions. They rarely have answers and never seem proactive about resolving issues. It feels like concerns are brushed off rather than addressed. The building itself is poorly maintained. The carpet and service elevator regularly smell, and although the building is “pet-friendly,” there is clearly no system in place to properly maintain cleanliness or hygiene in common areas. On top of that, the noise levels are unbearable. The walls are paper-thin, making it nearly impossible to live comfortably or enjoy peace and quiet. Overall, this building is very poorly managed, and I am counting down the days until I can leave. I would not recommend this property to anyone looking for a well-run and comfortable place to live.
